About The Position

We are currently seeking a full-time Project Manager to join our Central Office Team. The Project Manager works with the Real Estate Development team to develop opportunities within and preserve our existing real estate portfolio, as well as new projects and potential acquisitions. This position is responsible for managing housing development projects from predevelopment to completion while maintaining a high standard of quality that supports the organizational mission. The preferred applicant will have experience in finance, affordable housing development and operations. Additionally, understand core business functions including Human Resources, Finance, HUD and other federal program compliance, and best practice for multifamily property operations. Providence Community Housing is a 501(c)3 nonprofit affordable housing developer and property manager serving the Greater New Orleans area. With almost 20 years of development experience and over 1,700 residential units developed to date, Providence has taken over the property management functions of Christopher Homes, Inc. and is proud to add their 60-year history of excellence to our team managing over 2,400 senior affordable apartments. We focus on the production and preservation of affordable housing and empowering strong communities. The Project Manager, on request and assignment, will advise Asset Management on minor projects and if necessary, oversee and report progress on Capital Projects to Asset Management at operating assets as a cross-departmental service. A typical day in the life of the VP of Property Operations includes, but not limited to, overseeing the selection of and managing the project development team including: architects, engineers, general contractors, attorneys, environmental consultants, green building consultants, construction inspection and testing consultants, and others. Additionally, responsible for preparing, updating, and managing project development financial projections and draw requests, including budgets, costs-to-date and operating pro formas; Preparing funding applications for low income housing tax credits, tax exempt bonds, Payment In Lieu of Taxes, HOME/CDBG, pre-development, constructions, permanent, or any other necessary financing. Requirements

  • Detail-oriented with strong analytical, interpersonal, and communication skills with the ability to work independently.
  • Proficiency with Microsoft Office Suite; Adobe Acrobat.
  • Has a passion for working with seniors and creating a positive, supportive environment.
  • Maintains a professional, compassionate, and welcoming attitude towards managers, co-workers, residents, and visitors
  • Is organized, detail-oriented, and able to manage multiple tasks.
  • Demonstrates strong communication and interpersonal skills.
  • Knowledgeable with computer and property management software.
  • Is reliable, adaptable, and ready to handle occasional on-call responsibilities.

Nice To Haves

  • GIS experience preferred but not required.
