About The Position

The Project Manager oversees the entire lifecycle of senior housing developments (independent, assisted, memory care) from concept to completion, managing budgets, schedules, design, entitlements, construction, and stakeholder communication, ensuring projects meet operational, financial, quality, and regulatory standards for a successful transition to management. This position will oversee remodel construction, capital projects, including residential and common area refreshes. Requirements

  • Demonstrate excellent verbal and written communication skills and can communicate and present in person, in writing and on the telephone effectively with both large and small groups in English. Skill in use of computer software, including MS-Word.
  • Degree in a relevant field (construction, engineering, architecture), preferably from four-year college/university.
  • Proven experience managing large, complex commercial or multi-family construction projects, ideally with Project Superintendent experience.
  • Strong understanding of senior living specific needs (hospitality, accessibility, care environment).
  • Proficiency in construction management software (e.g., MS Project, Procore, Primavera etc.)
  • Excellent communication, negotiation, leadership, and problem-solving skills. Able to prioritize and multitask as well perform simple applied mathematics
  • Basic knowledge of all trades and subject matter, including HVAC, electrical, plumbing, painting, framing drywall and finishing, concrete.
  • Knowledge of building, fire and accessibility codes. (i.e. ADA, NFPA, PHCC).
  • Ability to manage a team of contractors, sub-contractors and vendors and hold them accountable for deadlines, costing etc.
  • Possess negotiating skills to deal with logistics, supply chains, material prices, and schedules to conform with budgetary guidelines.
  • Must be comfortable receiving the flu vaccine.

Nice To Haves

  • Practical experience using the Critical Path Method (CPM) preferred
  • Project Management Professional (PMP), Certified Construction Manager (CCM) certification highly desired.

Responsibilities

  • Project Lifecycle Management: Lead projects from ideation, feasibility, design, entitlements, permitting, construction, licensing, to final turnover.
  • Financial & Budget Oversight: Develop, manage, and track project budgets, controlling costs, overseeing pay applications, and identifying savings opportunities.
  • Scheduling & Coordination: Create master project timelines, manage construction schedules, coordinate subcontractors, vendors, architects, and engineers.
  • Stakeholder Communication: Serve as primary liaison with internal teams, owners, operators, consultants, and external community/government groups, providing regular status reports.
  • Risk & Quality Management: Proactively identify, mitigate risks, manage changes, ensure compliance with building codes, safety standards, and quality controls.
  • Team Leadership: Supervise project teams and foster a collaborative environment.
  • Procurement: Assist in selecting and contracting consultants, contractors, and vendors, evaluating proposals and bids. Utilize Group Purchasing strategies where appropriate to help leverage vendor cost.
  • Regulatory Compliance: Ensure adherence to all legal regulations, building codes, and obtain necessary licenses and permits via City of Phoenix, State of Arizona, and Maricopa County.
  • Marketing Meetings: Attend frequent marketing meetings in support of unit turnover, construction and renovations.
