About The Position

The Project Manager is responsible for managing real estate development projects throughout all phases of development.  This position is responsible for contributing to site recommendation and selection, determining project scope, schedule and budget, attending meetings with municipalities and clients, managing internal resources and 3rd parties/vendors, obtaining proper entitlements, assisting in securing and releasing project funding, and construction planning and management.

Requirements

  • A four-year degree from an accredited college or university in engineering, construction management, project management, real estate, business management or similar field.
  • 7+ years relevant experience to include project management in the real estate development sector.

  • Thorough understanding of commercial real estate finance including debt, capitalization rates and 1031 exchanges
  • Understanding of insurance requirements: builders risk, general liability and bonding

  • Interface with property management regarding capital expenditures and systems replacement
  • Thorough understanding of construction including design, materials and methods
  • Customer relations management
  • Excellent client-facing and internal communication skills
  • Excellent written and verbal communication skills
  • Excellent organizational skills including attention to detail and multi-tasking skills
  • Proficient in Word, Excel, PowerPoint, Outlook Acrobat, Project (or comparable program) and other computer programs as necessary
  • Proficient in construction and execution of contract negotiation (AIA and DBIA)

Responsibilities

  • Collaborate with the deal maker and client, conduct project feasibility studies and conduct due diligence
  • Research, develop and manage project scope, budget and schedule
  • Create management reports and facilitate regular project meetings
  • Keep senior leadership up to date on schedule, budget and deliverable status
  • Maintain all active detailed project plans
  • Work closely with municipalities and attend all meetings and public hearings to receive all entitlements (rezoning, variance requests, conditional use, subdivision, land development, etc.)
  • Oversee selecting and managing internal resources and 3rd parties/vendors throughout all phases of development
  • Coordinate with legal team, deal maker, finance and senior leadership on critical contract dates, deadlines and closings
  • Review and assist legal team and senior management in lease negotiation
  • Manage critical lease dates and execute requirements of lease by specified dates
  • Monitor construction process and all testing reports to ensure adherence to standards
  • Anticipate and manage critical issues and changes to the project scope, schedule or budget and communicate to senior leadership as needed
  • Track all spending and tasks to ensure projects are delivered within budget and on-time
  • Coordinate with finance to secure project funding and manage all loan draws with accounting department
  • Create and maintain comprehensive project documentation for closeout binder
  • Assist in the development of the annual development fee budget
  • Negotiate easement agreement
  • Handle warranty issues for tenants after turnover of the building
