Apply now and discover a career where your contributions are valued, your growth is supported, and your work makes a lasting impact Primary Job Responsibilities Lead the planning and execution of amenity campuses across multiple communities, ensuring alignment with brand standards, community vision, and market positioning. Oversee amenity programming and conceptual design, collaborating with Sales, Marketing, Land, and external consultants to create engaging, functional, and cost-effective community spaces. Manage all phases of amenity development, including due diligence, budgeting, permitting, consultant coordination, bidding, construction oversight, warranty, and HOA turnover. Direct consultant and contractor selection, negotiation, and performance, ensuring quality, schedule adherence, and budget control. Manage project budget, schedule, cash flow in accordance with Division goals. Coordinate with municipalities and other government agencies from entitlement to final acceptance. Solicit, analyze, and award land trade bids and contracts. Manage development trade contracts and development schedules. Check availability and location of all utilities, including sanitary sewer, water, gas and storm management. Check the cost involved in gaining access to these utilities as well as any development impact fees. Manage field efforts related to storm water and air pollution compliance. Continuously manage and update project budgets for contracted and future work. Review, confirm and approve development invoices. Perform other duties as assigned. Career Level (P3) Organizational Impact: Works to achieve day-to-day objectives with significant impact on operational results within area of work. Works independently under limited supervision. May be responsible for entire projects or processes within area. Typically responsible for coaching and reviewing the work of lower level professionals. Leadership & Talent Management: May be responsible for providing guidance, coaching and training to other employees within functional area. May manage projects at this level, requiring responsibility for the delegation of work and the review of others' work product. Knowledge & Experience: Requires broad knowledge of area typically obtained through advanced education combined with experience. May have practical knowledge of program or project management. Typically requires a University degree or equivalent experience and minimum 4-6 years of prior relevant experience.
