About The Position

Manages Projects for the Major Projects division: This position will coordinate with the Major Projects team to develop and review project scope, identify opportunities and assess potential risks, and compile and develop project scope of work, cost, bids, strategy, and design. In addition to this, the Project Manager will perform other duties and responsibilities as assigned.

Requirements

  • The position requires a Bachelors’ Degree and 5+ years of related work experience in a construction or modular building related field.
  • Development of a prioritization system to ensure work is completed quickly and efficiently.
  • Proven leadership and managerial skills.
  • Asset management experience required
  • Skill in conducting and documenting inquiries, investigations, audits and reviews
  • Ability to work effectively on a team to enhance the growth of the company.
  • Excellent organizational skills to coordinate all aspects of sales.
  • Strong interpersonal skills in working with both customers, vendors, and sub-contractors.
  • Proven ability to work accurately.
  • Excellent problem solving and detail-oriented skills.
  • Strong written and verbal communication
  • Experience with modern technology necessary.
  • Good time management and organizational skills
  • Proficiency in MS Office Suite, CRM programs, and other computer software.
  • Schedule flexibility for travel

  • Experience in Modular Building Industry preferred
  • Experience in a rental or leasing business with repeat customers desired.

Responsibilities

  • Assist the Major Projects team in qualifying project opportunities
  • Minimize risk through accurate assessment of project feasibility
  • Review and qualify bid/RFP documents, drawings and specifications
  • Attend and represent the company at pre-bid meetings and project site visits
  • Assist sales team in developing overall project strategy
  • Perform quantity take-offs
  • Qualify potential subcontractors and maintain database of reliable and capable vendors
  • Identify value engineering opportunities to provide the customer with cost efficiencies
  • Recognize opportunities to provide additional services to customers (site development, utility connections, etc.)
  • Assist in review of contract documents to identify risk areas
  • Investigate federal, state and local building codes and regulations
  • Develop the overall project scope of work; as well as, project baseline estimates and alternates.
  • Delineate and communicate subcontractor and manufacturing scopes of work when soliciting quotes
  • Qualify and solicit 3rd party design services when required
  • Review all subcontractor and manufacturing quotes for compliance with project requirements
  • Generate detailed milestone project schedules
  • Compile drawings, scopes of work, specifications, schedule, clarifications and project pricing into comprehensive customer-facing proposal packages
  • Conduct internal proposal and cost estimate reviews as needed
  • Attend and participate in project kick-off and customer meetings following award
  • Compile and manage preconstruction submittals from initial submission through to final approvals
  • Manage the design review process to ensure that design submissions meet client expectations and project requirements
  • Monitor and maintain the internal project budget during the life cycle of the project
  • Ensure vendor and subcontractor purchase order written scopes of work are consistent with the overall project SOW per contract
  • Assist in the development of project change order scopes of work and pricing
  • Perform other project management duties as assigned
  • Communicate bid and proposal activity on a weekly/month basis to company leadership
  • Conduct internal post-mortem reviews to evaluate lost opportunities
  • Perform other duties as assigned/required
