About The Position

General Summary Under the direction of the Sr. Facilities Manager, the Project Manager will oversee various construction and building renovation projects. The Project Manager is responsible for managing the programming, planning, design, construction, closeout, and activation of complex projects under the general supervision of Sr. Facilities Manager. Ensures the completion of projects within budget, on schedule, and meets all program objectives and appropriate government regulations. Acts as a liaison between the client/users and all other project participants including consultants, contractors, vendors, and outside jurisdictional agencies. Responsible for planning, scheduling, assigning, and overseeing the work of project participants.

Requirements

  • Bachelor’s Degree from an accredited school in architecture, engineering, construction management, or a related field, or equivalent experience is required.
  • A minimum of 5 years of experience in architecture, engineering, or construction management is required.

Responsibilities

  • Develops and administers capital budgets for design and construction services.
  • Develops controls and initiatives that ensure cost effective management to budget.
  • Negotiates and processes all invoices, change orders, and pay applications in a timely manner.
  • Develops and maintains project expense reporting systems which accurately reflect anticipated expenditures and variances.
  • Facilitates and guides project development through customer coordination and the design process. This includes meeting with customers to develop project scope and managing design consultants from schematic studies through final construction documents.
  • Manages construction efforts through contractors and vendors, including overseeing and assuring successful and effective field work, field changes, contracts, change orders, bonds, schedules, applications for payments, outages for hospital utilities, infection control and life safety requirements, insurance certificates, progress meetings, equipment installations, and related items
  • Develops preliminary schedules. Ensures design consultants and contractors are adhering to the approved project schedule. Evaluates potential time impacts and ways to mitigate these impacts. Keeps project participants and leadership informed of any potential schedule impacts.
  • Manages relocation and decommissioning efforts to clear project space. Works with users and support services to help resolve related problems regarding such items as keys, signs, telephones, computers, etc.
  • Implements quality control and assurance measures to ensure project compliance with contract documents, hospital standards, and government codes and regulations.
  • Manages communications on a regular and timely basis, ensuring that all project participants are informed of project status, problems, and required actions.
  • Manages the process of furnishing and equipment selection, purchasing, and installation.
  • Prepares and maintains accurate, coherent, timely, and auditable project records and files.
  • Works with various departments and physician groups, develops relationships with key stakeholders, and understands their departmental workflows.
  • Closes out projects at completion, including termination of finances, management of closeout documents, and documentation of lessons learned.
  • Oversees and coordinates the end users transitioning into the new project space.
