About The Position

Dalian Development is seeking a Project Manager, Design & Construction to lead the execution of multifamily and mixed-use projects while participating in broader development activities. Because our team is small, this role offers a rare opportunity to influence projects from the earliest feasibility assessments through design, construction, and turnover. You will collaborate closely with senior leadership, gaining visibility into how investment decisions are made, how projects are underwritten, and how strategic priorities shape design and construction direction. This is an excellent fit for someone who wants to grow beyond technical execution and develop into a well-rounded development professional. This role is ideal for someone with strong technical and project management capabilities who also wants exposure to feasibility, underwriting inputs, entitlements, and other development functions. Our hands-on team structure ensures meaningful involvement across the full development lifecycle.

Requirements

  • Bachelor’s degree in Architecture, Engineering, Construction Management, Real Estate, or related field
  • Minimum 5 years of experience; 7+ years preferred in Owner’s Rep work, architecture, construction management, or development management
  • Strong understanding of multifamily building systems, construction methods, and code compliance
  • Proficiency with Procore, Bluebeam, and advanced Excel for project management, document review, and cost tracking
  • Strong communication, coordination, and problem-solving abilities
  • Interest in expanding beyond project execution into broader development responsibilities
  • Ability to thrive in an entrepreneurial, fast-paced environment
  • Willingness to travel 20%+

Nice To Haves

  • LEED AP, PMP, AIA, PE, or similar credentials
  • Experience with podium or wrap multifamily projects
  • Familiarity working in multiple permitting environments
  • Industry involvement (ULI, NAIOP, NMHC)

Responsibilities

  • Manage architects, engineers, consultants, and GCs as the Owner’s Representative
  • Oversee design development, drawing reviews, and constructability evaluations
  • Maintain budgets, forecasts, cost controls, and change management
  • Track schedules, milestones, and critical path progress
  • Lead OAC meetings and coordinate all project communications
  • Conduct site visits to evaluate progress, quality, and compliance
  • Manage permitting and jurisdictional coordination as needed
  • Provide cost, schedule, and constructability inputs for feasibility and underwriting
  • Support due diligence (survey, environmental, geotech, zoning, market studies)
  • Assist with lender reporting, draw requests, and investor updates
  • Collaborate on unit layouts, amenities, and operational considerations
  • Participate in pre-turnover and lease-up coordination
