Position Summary The Project Manager oversees the planning, estimating, execution, and delivery of commercial carpentry and remodeling projects—including Walmart remodels—alongside other client work. This role owns project budgets, schedules, procurement, subcontractor coordination, documentation, and quality/safety compliance to ensure on-time, on-budget delivery. The Project Manager serves as the central liaison between field teams, leadership, subcontractors, and clients, driving operational efficiency and project success across the full project lifecycle—from buyout through closeout.

Requirements

  • 4–8+ years in construction project management or carpentry-focused PM roles (commercial remodeling preferred).
  • Proven experience estimating/managing commercial projects; experience estimating in the $5M+ range is highly desirable.
  • Track record coordinating subcontractors and delivering complex retail programs on schedule and within budget.
  • Advanced project management skills: read/interpret plans, specifications, scopes of work, and construction documents.
  • Strong budgeting, scheduling (critical path), labor coordination, and project accounting/cash flow management.
  • Proficiency with estimating software and project management tools; strong spreadsheet design skills.
  • Knowledge of material procurement, delivery logistics, and equipment coordination.
  • Familiarity with RFIs, submittals, change orders, pay applications, and closeout processes.
  • Working knowledge of OSHA safety standards, labor compliance, and construction regulations.
  • Experience maintaining project documentation (daily logs, ITC lists, cost tracking).
  • Ability to travel to various job sites and walk active construction zones in varying weather conditions (including extreme heat/cold).
  • Ability to climb stairs, ladders, and scaffolding to inspect work and verify compliance.
  • Regularly required to sit, stand, walk, and move throughout job sites and office environments.
  • Able to lift and carry materials/equipment up to 50 lbs as needed.
  • Capable of wearing PPE and complying with all safety protocols on active construction sites.

  • Bachelor’s degree in Construction Management, Architecture, Engineering, or related field.
  • OSHA 30 certification or equivalent safety training.
  • Experience with national retail clients (e.g., Walmart) and digital scheduling/construction management software.

Responsibilities

  • Project Planning & Execution Estimate and manage carpentry/commercial remodeling projects (Walmart and other national retail clients). Define scope of work from issued schedules, drawings, and contract documents; develop work plans and baseline schedules. Lead procurement and delivery logistics for materials and equipment in collaboration with the General Foreman. Conduct job walks; document findings; validate site conditions and constraints. Maintain strict adherence to quality standards, specifications, and contractual requirements. Oversee field execution to ensure milestones are met on time and within budget.
  • Financial & Contract Management Own project accounting: establish and manage budgets, track costs, and maintain cash flow. Review and approve project costs, vendor invoices, and subcontractor pay applications; prepare owner pay applications. Prepare, negotiate, and process change orders; minimize exposure and risk through proactive controls. Execute project buyouts: analyze proposals, select vendors, issue subcontracts.
  • Team Coordination & Communication Partner with the Director to issue weekly schedules and determine staffing needs; coordinate own forces and temporary labor (skilled trades/general labor). Lead weekly status meetings with Foremen, Lead Carpenters, and sub-teams; communicate assignments and resolve issues. Coordinate efforts among architects, consultants, subcontractors, and internal stakeholders. Maintain daily logs; develop and track ITC lists; manage RFIs, submittals (with Project Engineer), and documentation control.
  • Safety, Quality & Compliance Enforce OSHA safety standards and company safety protocols; ensure PPE use on active sites. Perform regular site inspections; verify construction methods; ensure compliance with plans, specifications, and contract documents. Implement QA/QC processes; manage punch lists; drive final acceptance and client sign-off.
  • Client Relations & Business Development Maintain clear, professional communication with clients throughout the project lifecycle; manage expectations and deliverables. Support business development by estimating/managing small projects for new and existing clients. Identify and implement process improvements to enhance operational efficiency.
  • Project Closeout Oversee closeout deliverables: O&M manuals, warranties, as-builts, and final documentation. Facilitate prompt punch list completion, contract paperwork resolution, and client acceptance.
