About The Position

This position reports to the Director of Architectural Systems. Responsible for project management; managing contractors/vendors who are performing building maintenance encompassing the vertical and horizontal Architectural envelope. Assists in the development of maintenance priorities and drafting funding proposals for these priorities. Ensures contracts are compliant with university policies, health and safety laws, and procurement regulations. Performs other duties such as assuming the duties of the Director in his absence and being available for emergency events.

Requirements

  • Bachelor's degree in Construction Management, Engineering, Architecture, and any other related fields
  • 3 years of related experience, 2 of which must have been at the management level.

  • Valid Driver's License
  • Ability to utilize technical skills.
  • Knowledge of materials, methods, and the tools involved in the construction or repair of bldgs.
  • Ability to communicate effectively verbally and in writing.
  • Ability to interpret complex written specifications and conditions.
  • Ability to convey technical information to technical and non-technical users.
  • Ability to demonstrate effective customer service skills.
  • Ability to prioritize, organize, and perform multiple work assignments simultaneously.
  • Ability to utilize problem-solving skills.
  • Knowledge of and ability to safely operate machinery, tools, and equipment in working areas.
  • Ability to create project documents and manage them throughout the project.

Responsibilities

  • Produces reports and provides them to the Building Coordinators so that audits may be performed. Coordinates with Building Automation on Card Access System. Reviews requests for card access, approves them, and documents who has access, when they have access, and when their access will expire for facilities/buildings. Monitor contractor performance through maintenance logs, downtime reports, and site audits. Organize meetings with Leadership, PDC, Architects, Contractors, and Users. Coordinate with vendors who provide access control support to ensure the equipment is installed correctly and maintain bidding documentation. Meets with Users and PDC to develop modernization plans and specifications. (35%)
  • Manages, administers, coordinates, and supervises vendors who are under contract with the University to perform maintenance encompassing the vertical and horizontal Architectural envelope. Examples of such contracts are: Interior/Exterior Structural Repairs, Roof repairs, Floor/Wall/Ceiling repairs, Glass repair, Installation/Replacement of Carpet, Installation/Replacement of Blinds, etc. Prepares specifications for contracts, submits requisitions to Purchasing, and works with Purchasing to make award. Ensures that work is done on time, audits workmanship for quality, audits invoices for accuracy, and ensures costs stay within budget. (25%)
  • Consults with professional staff within Facility Services on budget issues, personnel situations, contract specifications, planning and scheduling information, statistical information, job priorities, and advises solutions to relevant problems. Analyze expenditures and identify opportunities for cost savings or sustainability improvements. Performs other related duties as required, such as assuming the duties of department leadership who are on leave, and being available for an emergency situation that may arise. Promotes goodwill through public relations efforts, such as visits to individual customers who have requested services, and coordinates the activities. (15%)
  • Work with FS Environmental Manager, the Office of Risk Management, FEMA, & Emergency Operations Center on special projects. Assist in disaster remediation and recovery efforts on campus, including working with contractors to support emergency response & managing those efforts. Develops & reviews the scope of work and inspects work performed by LSU crews, contractors, and LSU Disaster Response & Recovery Services. (10%)
  • Manages, administers, coordinates, and supervises all supplemental manpower contracts. Such contractors are: Carpenter, Painter/Plaster, Sheet Metal, Labor, etc. Prepares specifications for contracts, submits requisitions to Purchasing, and works with Purchasing to make award. Contacts vendor(s) to make arrangements for supplemental labor to be available when needed, audits invoices for accuracy, prepares shop material reports, and ensures costs stay within budget. (10%)
  • Other responsibilities as needed. (5%)
