About The Position

The Real Estate Development Project Management Assistant supports the Director of Real Estate Development and the broader SGV Habitat team in identifying, evaluating, and advancing affordable housing development opportunities. This role assists with property acquisition activities, entitlement processes, predevelopment coordination, and municipal approvals while supporting partnerships with city representatives, consultants, and community stakeholders. The position plays a key role in research, documentation, coordination, and project tracking to ensure real estate development initiatives progress efficiently and align with SGV Habitat’s mission.

Requirements

  • Bachelor’s degree in a related field such as Business, Real Estate, Architecture, Urban Planning, or a closely related discipline.
  • Experience working in collaborative, partnership-based environments with internal teams and external stakeholders.
  • Basic familiarity with real estate or housing development projects, including new construction and/or rehabilitation.
  • Strong organizational skills with the ability to manage multiple priorities, deadlines, and deliverables.
  • Excellent written and verbal communication skills.
  • Understanding of real estate development processes, including predevelopment, entitlements, permitting, and plan approvals.
  • Ability to support project budgeting, scheduling, and financial tracking with accuracy and attention to detail.
  • Strong organizational and documentation skills with the ability to manage multiple tasks, deadlines, and deliverables.
  • Effective written and verbal communication skills, including coordination with city agencies, consultants, vendors, and internal teams.
  • Problem-solving ability to identify issues, support solutions, and adapt to changing project needs.
  • Ability to work independently and collaboratively, learn new systems quickly, and support project teams in a fast-paced environment.

Responsibilities

  • Assist in identifying viable real estate development opportunities through research, community engagement, and city partnerships.
  • Prepare and support business cases to assist the Director and SGV Habitat team in evaluating and advancing potential projects.
  • Assist with key predevelopment tasks for project sites as assigned by the Director of Real Estate Development.
  • Coordinate the municipal plan approvals process, including assembling required documentation.
  • Consult and coordinate with project vendors, consultants, neighbors, local officials, and other stakeholders throughout the approvals process.
  • Monitor and assist design teams in addressing plan check corrections and resolving deficiencies identified during permitting reviews.
  • Develop and maintain project pro forma budgets.
  • Develop and manage project performance schedules, including critical path milestones.
  • Manage timelines for predevelopment work plans to ensure tasks are completed in a timely manner.
  • Manage payments and monitor expenses against approved predevelopment budgets.
  • Review project and contract budget changes and coordinate the change control process, maintaining records of changes and required approvals.
  • Report regularly to the Director on project progress.
  • Prepare recurring reports on project status, timelines, budgets, and expenditures.
  • Work with the real estate team to identify and pursue solutions to real-time project issues while minimizing delays to project completion.
  • With the Director, build and maintain partnerships to advance SGV Habitat’s affordable housing mission.
  • Make recommendations to the Director regarding new actions, goals, and development targets related to housing development.
