About The Position

Rycon Construction is an employee-owned company (ESOP) that provides construction management, general contracting, and design-build services nationwide. An ENR Top 400 Contractor, ENR Top 100 Green Contractor, and BD+C Top 150 Contractor with nine offices, Rycon specializes in new construction, renovations, and adaptive reuse projects. From large-scale developments to small, fast-track interior fit-outs, Rycon is equipped to deliver a comprehensive range of services across all project types. Rycon’s portfolio includes projects in healthcare, higher education, industrial/warehouse, commercial, multi-unit residential, food service/dining, retail, financial, self-storage, governmental, and LEED facilities. We have an in-house Architectural Woodwork & Specialty Fabrication Division that ships/installs nationally. We are seeking an experienced Preconstruction Manager for our Building Group at our Charlotte office.

Requirements

  • Minimum of seven to ten (7-10) years’ experience estimating construction projects ranging from $5 million to $100 million.
  • Extensive knowledge of cost data related to new building construction and/or major renovations.
  • Must have the ability to lead a negotiated project.
  • Must have the ability to read and interpret drawings, specifications, environmental and geotechnical reports.
  • Computer skills required – Microsoft Project, MC2, Planswift, Microsoft Office Suite (Excel, Word, Outlook).

Nice To Haves

  • Knowledge of Carolinas market preferred, but not required.
  • Knowledge of multifamily, industrial, office and retail construction preferred, but not required.
  • Existing relationships with subcontractors in the Carolinas

Responsibilities

  • Maintain and Develop subcontractor relationships
  • Manage all project stakeholders (owner, architect, engineers, subcontractors) throughout preconstruction.
  • Develop risk assessments based on project specific information.
  • Determine quantities for all building trade materials and work scopes.
  • Develop scopes of work for all project related trades.
  • Perform constructability reviews, generate RFIs and qualifications & assumptions.
  • Develop conceptual, schematic, design development & GMP estimates.
  • Present and explain cost estimates to project stakeholders.
  • Perform value management tasks.
  • Assist in schedule development.
  • Maintain an understanding of construction costs based on the current market conditions.
  • Organize cost data for departmental estimating/historical database.
  • Respond to common inquiries or issues from clients, regulatory agencies, or member of the business and general community at large.
  • Integrate and work with operations during Precon and Buyout
