Another Source's client, Sabey Corporation, is recruiting a Pre-Development Architect to join their team in Tukwila, WA. At a time of rapid expansion across new and emerging data center markets, this role sits at the critical intersection of strategy, design, and development. As Sabey continues to evaluate and activate new sites nationwide, the Pre-Development Architect will shape projects at their earliest and most influential stages; guiding land use decisions, navigating entitlements, and positioning developments for long-term success. As Pre -Development Architect, you will play a pivotal role in shaping Sabey’s pipeline of future developments, long before construction begins. You’ll lead zoning and land use strategy, manage entitlement processes, and partner closely with development, leasing, and design teams to ensure new sites are viable , compliant, and positioned for success. This is a highly strategic, cross-functional role within Sabey’s in-house design team. You’ll work across multiple markets simultaneously, influencing site selection, supporting tenant pursuits, and helping translate complex regulatory environments into actionable development pathways. Your work will directly impact how and where Sabey grows next.

Requirements

  • Licensed Architect or equivalent professional experience
  • 10+ years of experience in architecture, real estate development, or related field
  • Deep knowledge of zoning, land use regulations, and permitting processes
  • Proven experience managing entitlement processes across multiple jurisdictions
  • Ability to independently interpret complex codes and regulatory frameworks
  • Strong site planning and feasibility analysis capabilities
  • Excellent written and verbal communication skills
  • Experience collaborating cross-functionally with development, leasing, construction, and external partners

Nice To Haves

  • Experience with industrial, infrastructure, mission-critical, or data center projects
  • Multi-jurisdictional experience across U.S. markets
  • Background working on the owner/developer side
  • Working knowledge of Revit and AutoCAD
  • Strategic mindset with strong analytical and problem-solving skills
  • Highly organized with the ability to manage multiple active markets
  • Ability to balance fast-paced leasing support with long-cycle entitlement efforts
  • Confidence interacting with municipal officials, consultants, and brokers
  • Interest in leveraging emerging technologies, including AI tools

Responsibilities

  • Leading zoning and land use due diligence for new development sites and acquisitions
  • Interpreting and applying municipal zoning codes, ordinances, and development regulations
  • Managing entitlement processes, including land use applications, site plans, and supporting documentation
  • Coordinating with municipalities, planning departments, and regulatory agencies
  • Supporting public meetings, hearings, and jurisdictional presentations
  • Tracking entitlement timelines and aligning approvals with broader development schedules
  • Partnering with civil engineers, land use consultants, and legal teams to advance projects
  • Identifying regulatory risks early and developing mitigation strategies
  • Supporting leasing and development teams with feasibility studies, test fits, and site planning
  • Validating zoning compliance for prospective tenant uses and configurations
  • Preparing conceptual diagrams, capacity analyses, and site constraint summaries
  • Assisting with early utility and infrastructure assessments
  • Contributing to market expansion efforts and preliminary site evaluations
