Position Description: The Maintenance Technician/Porter is responsible for providing on-site facility maintenance and cleaning services and coordinating ongoing property care with approved vendors. The ideal candidate will possess strong communication skills, a passion for providing extraordinary customer service, and a positive demeanor.

Requirements

  • Educational development that produces the ability to read, write, and apply common-sense understanding to carry out oral or written instructions.
  • Experience in custodial work or any equivalent combination of education and experience that produces the following:
  • Knowledge of the occupational hazards and safety precautions of the job.
  • Knowledge of the materials, methods, and practices used in cleaning operations.
  • Ability to learn the operation and care of vacuum cleaners, scrubbing machines, polishing machines, and other housekeeping equipment.
  • Ability to work hours determined by shift assignment.
  • Ability to maintain a schedule of cleaning and work with a minimum of supervision.
  • Ability to exercise care in the use of cleaning materials for different types of building surfaces.
  • Ability to understand and relate to the needs and concerns of senior citizens of the community.
  • Ability to establish and maintain effective working relationships with others.
  • Standing, walking, sitting, reading, stopping, climbing ladders, crawling in/through low spaces
  • Hand and finger dexterity, clear speech, hearing/listening, reading and writing
  • Clerical, basic math and analytical skills, judgment, problem-solving and decision-making
  • Heavy lifting and moving, computer and related equipment, heavy equipment
  • Ability to interact professionally with residents and staff
  • Must be able to lift and carry items up to 30 lbs. in weight
  • Must be able to occasionally work weekends, evenings, and early mornings

Responsibilities

  • Inspect buildings and other structures to determine functional systems and detect malfunctions and needed repairs, making notes and recommendations using a pre-established check sheet.
  • Performs minor maintenance, including -- but not limited to -- replacement or repair of fixtures (e.g., wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.) using appropriate hand, power, and specialty tools
  • Performs common area maintenance.
  • Performs minor plumbing maintenance (e.g., preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc.)
  • Maintain an inventory supply suitable to accomplish the goals and tasks required each day.
  • Work directly with the management company, on-site staff, vendors, and the Board of Directors, providing the support and guidance necessary for them to meet their operational obligations and fiduciary duties.
  • Empty common area dog waste stations and ensure that they are properly supplied.
  • Sweeps, mops floors, vacuums, dusts, and cleans common areas, polishes furniture, and collects and removes waste.
  • Cleans restrooms, mirrors, and reports on the need for repairs.
  • Keeps the management team informed of work progress, timetables, and issues by submitting a daily log.
  • Provide extraordinary service to all residents, addressing all matters in a timely fashion.
  • Other duties as assigned.
