DIVISION : Facilities Management DEPARTMENT: Facilities Management BASIC FUNCTION: Responsible for installing, repairing and maintaining pipes, fixtures, and other plumbing used for water distribution and wastewater disposal in residential, commercial, and industrial buildings. Install and repair pipes that carry liquids or gases to, from, and within buildings. Install new or repaired equipment. Reports to Plumbing Supervisor. Read blueprints, drawings, and specifications to determine the layout of plumbing systems, water supply networks, and waste and drainage systems. Must be able to plan, install, and service plumbing systems, fixtures, piping equipment, and controls. Work in cooperation with other trades and laborers to ensure that all specifications, legislation, and policies are met including but not limited to all standards of building codes and safety. Responsible for the cleanliness and safety of equipment in designated buildings. Complete documentation, provide training and guidelines to the Plumbing Assistant Mechanic, provide backup support, and interact with various supervisors. UNUSUAL WORK CONDITIONS: Must be able to operate a motor vehicle. Must be available to work during inclement weather, as well as during peak periods of required overtime, and emergency call-ins on a rotational basis. Capable of working alone and must be able to lift a minimum of 50lbs with no physical restrictions. Able to work on roofs and climb ladders. Able to work at various heights and in all types of weather conditions. KNOWLEDGE AND SKILL NEEDED: EDUCATION : High School diploma, some trade school. The Plumber must have a Contractor Certification (P1) or Journeyman Certification (P2) in Plumbing from a recognized and accredited post-secondary institution for a minimum of 5 years. EXPERIENCE : 4 years’ experience in a systems-oriented environment with direct exposure to servicing; familiarity with tools and instruments related to Plumbing industry. Demonstrated knowledge of and the ability to read floor plans. Possession of EPA, OSHA or state licenses or certifications is desirable. Must have a valid State of Connecticut driver’s license in good standing and be in good physical condition. REPORTS TO: Supervisor, Plumbing ESSENTIAL FUNCTIONS: 1. Install, repair, and maintain plumbing systems and components Familiarity with and ability to read electrical and mechanical drawings, Notifying supervisor of anything abnormal. Interacting with contractors as needed. Identify required tools and/or special equipment and the type and size of pipe required. Locate and mark positions for connections and fixtures. Install supports and hangers for pipe, fixtures and equipment. Assemble and install valves and fittings and replace filters as appropriate. Install, repair and maintain water treatment equipment, piping and controls. Install, repair and maintain underground storm sanitary and water piping systems. Install, repair, caulk and maintain sinks, tubs, showers and toilets. Install, repair and maintain water heaters and conditioners. Install, repair and maintain plumbing fixtures, appliances and trim. Test pipe systems and fixtures for leaks. Assemble pipe sections, tubing, and fittings, using couplings, clamps, screws, bolts, cement, plastic solvent, caulking, or soldering, brazing and welding equipment. Repair and maintain plumbing, replacing defective washers, replacing, or mending broken pipes, and opening clogged drains. 2. Maintain all building codes, installation requirements and relevant legislation Perform scheduled maintenance service on plumbing systems and fixtures to include seasonal maintenance of outdoor fixtures and water supply. Apply all codes to installations, repairs and maintenance. Ensure all requirements as specified by the manufacturer of systems and fixtures are met. Ensure all installations, repairs and maintenance are properly sized, aligned, supported and graded. Ensure all installations, repairs and maintenance meet the requirements of the appropriate codes. Ensure all installations, repairs and maintenance meet environmental protection requirements. 3. To be responsible for the cleanliness and safety of equipment rooms in designated buildings. 4. To complete appropriate documentation. This involves: Assessing and completing requisitions on supplies needed for servicing, Maintaining and logging accurate records on malfunctions and Repairs Keep records of assignments and produce detailed work rep. 5. To provide appropriate training and guidance to the Plumbing Assistant Mechanic. 6. To provide backup support if the HVAC and Plumbing Supervisors are absent. 7. To interact with the HVAC and Plumbing Supervisors on major equipment problems and recommending corrective action 8. To participate in the growth and development of the department. This involves: Participating in regularly scheduled staff meetings and attending seminars as needed Promoting an image of efficiency and courtesy throughout the university community and consistent with the department’s mission Providing recommendations on system modifications, upgrades, policies, and procedures 9. To promote safe and secure working conditions. This involves: Promoting the proper utilization of equipment and materials Reporting immediately to supervisor any unsafe working conditions 10.
