About The Position

The Plans Examiner is responsible for the review and approval of all plans submitted for residential and or commercial construction including the coordination of all required approvals for occupancy upon project completion.

Requirements

  • High School Diploma and three (3) years of prior work experience
  • Or equivalent combination of education and experience
  • At least one certification, such as Residential or Building Plans Examiner, through the International Codes Council within one year of employment
  • Licensure through SCLLR as required for the position. New, unlicensed employees will be required to register with the South Carolina Department of Labor Licensing and Regulation as a Provisional Plans Examiner immediately after hire and must complete full licensure as indicated above within the provisional period.
  • Knowledge of department practices and services and specifically the Town of Mount Pleasant Code of Ordinances and International Residential Code for one and two family dwellings
  • Knowledge of the residential and commercial development process
  • Skill in reading and interpreting architectural and engineering drawings for compliance with the adopted building codes.
  • Skill in the use of oral and written communication
  • Skill in data processing
  • Ability to manage multiple tasks in a detailed and effective manner
  • Ability to deal tactfully with disgruntled members of the public

Responsibilities

  • Distributes construction documents (plans/revisions) to other departments for review and required approvals as needed when submitted.
  • Communicates with the public regarding the status of various construction plan submittals
  • Reviews all plans for compliance with adopted residential or commercial, building, mechanical, electrical, plumbing, construction codes and Town Ordinances and Flood Regulations as applicable.
  • Assists inspectors with code compliance issues during construction and perform field inspections as needed.
  • Assists and guides architects, engineers, developers, business owners, etc. through the permitting and construction process from submittal through to completion and the issuance of a Certificate of Occupancy.
  • Enters and maintains database.
  • Maintains certification requirements through continuing education.
  • Performs other related assigned duties.
