About The Position

Bluestone Real Estate is a leading property management company dedicated to providing exceptional service and enhancing the living experiences of our residents. As a Maintenance Technician, you will play a crucial role in ensuring the proper functioning and appearance of our properties by performing routine maintenance tasks and addressing repair needs promptly and efficiently. We are currently looking for a PT Maintenance/Porter Position for the Streetcar Loft Condominiums in the Pearl District, Portland, Oregon. Hours are Monday-Friday 12:00pm-4:00pm, 20 hours/wk.

Requirements

  • Minimum 1 year of experience in property management maintenance.
  • Knowledge of one or more of the following building systems: electrical, plumbing, HVAC, pool/spa, mechanical systems.
  • Ability to respond to after-hours maintenance emergencies.
  • Strong interpersonal communication skills.
  • Ability to operate maintenance tools and equipment safely.
  • Ability to lift heavy objects, climb ladders, and perform manual labor.
  • A valid driver’s license and active insurance.
  • Reliable transportation.

Responsibilities

  • Perform regular inspections of common areas, facilities, and equipment.
  • Conduct preventive maintenance tasks to ensure proper functioning of systems.
  • Address safety repairs promptly.
  • Perform seasonal maintenance tasks.
  • Inspect and maintain recreational facilities if applicable.
  • Ensure all amenities are clean, safe, and properly functioning.
  • Coordinate with contractors for major repairs or renovations.
  • Conduct regular safety inspections to identify and address potential hazards.
  • Monitor and report security concerns to the property manager.
  • Maintain accurate records of maintenance activities, repairs, and inventory.
  • Order and maintain inventory of maintenance supplies and equipment.
  • Respond to assigned maintenance requests and inquiries promptly and professionally.
  • Collaborate with the property manager and HOA board to address community concerns and maintenance priorities.
  • Coordinate vendor service calls and meet vendors onsite as needed, ensuring our properties receive proper care. Maintain work order logs.
  • Supervise contractors and third-party vendors to ensure work is completed on time, within budget, and in accordance with quality standards.
  • Evaluate vendor performance and maintain a network of reliable service providers.
  • Assist in implementing emergency preparedness plans and procedures to respond to crises and unforeseen events as approved by the Board of Directors.
  • Assist in coordinating large capital projects approved by the Board of Directors.
  • Assist in reviewing invoices; track completion of work orders and request invoice revisions as needed.
  • Respond to emergency calls after hours, as needed.
  • Report accidents and emergency situations immediately and complete the incident report.
  • Check the outside perimeter of the building, including the loading dock, courtyard, and parking garage area for any urgent messes.
  • Keep sidewalks and courtyard pathways clear of debris using leaf blower.
  • Clean up litter, cigarette butts, gum, and pet waste daily around the property.
  • Spray enzyme solution on urine stains on building.
  • Clean exterior windowsills and remove cobwebs and dust around perimeter of building and in courtyard.
  • Clean roof and roof drains of leaves and debris.
  • Perform snow removal and spread ice melt around the property as needed during winter months.
  • Spray sidewalk with moss/algae remover.
  • Perform parking garage clean up using push sweeper and broom.
  • Perform pressure washing of courtyard and sidewalks.
