Requirements

  • Bachelor’s degree in Architecture, Construction Management, Engineering, or a related field.
  • 5+ years of experience in construction, with multifamily or mixed-use projects strongly preferred.
  • Strong understanding of construction contracts, budgets, schedules, and delivery methods.
  • Proven ability to manage consultants, contractors, and multiple stakeholders effectively.
  • Excellent communication, negotiation, and organizational skills.
  • Comfortable using construction and document management software and technology tools.
  • A proactive mindset with the confidence to lead and the humility to collaborate.

Responsibilities

  • Serve as the owner’s primary representative throughout the design, construction, and turnover phases.
  • Coordinate and administer third-party Construction Manager contracts, ensuring adherence to scope, schedule, and budget.
  • Lead RFQ/RFP processes for Construction Manager selection, including evaluations and recommendations.
  • Review and manage Construction Manager contracts in coordination with legal, development, and internal stakeholders.
  • Oversee project budgets, GMPs, change orders, allowances, and owner-related expenses.
  • Monitor project schedules, milestones, and critical path activities in partnership with the Construction Manager.
  • Participate in design meetings and perform detailed reviews of design documents at each phase.
  • Conduct constructability reviews and support value engineering efforts.
  • Serve as the primary communication link between consultants, contractors, and Flaherty & Collins teams.
  • Attend project meetings, perform site visits, and review pay applications for accuracy and progress alignment.
  • Coordinate permitting support with authorities having jurisdiction as needed.
  • Manage turnover activities including punch lists, utilities, FF&E, O&M manuals, and closeout documentation.
  • Support certification and incentive documentation such as utility rebates and LEED or similar programs.
  • Provide regular project updates, reporting, and status communication to internal leadership.
