About The Position

The company will provide the service of an Operations Manager that will be on property a minimum of 40 hours per week and will perform the following duties: • Full knowledge/awareness of security systems, procedures and policies with the ability to assess and propose cost effective methods for securing community facilities • Aid the District Manager in reviewing bid documents for contractual services • Monitor Community Center’s daily activities as well as activities at the pool and recreational facilities. Must be able to schedule and oversee such events. • Handle keyfobs by appointment for residents • Full knowledge/awareness of all aspects of residential community maintenance to include basic carpentry, electrical, plumbing, painting, landscaping, and facilities • Responsible for day to day operations, budgeting, managing vendor contracts and supervision • Arrange, bid, and supervise work of outside contractors • Assess property damage, neglect and depreciation and estimate costs associated with repair and/or replacement • Negotiate purchasing and bidding of contracted services • Perform regularly scheduled reviews of the following: Preventative maintenance records, inventories, purchases and monthly utility invoices • Maintain an operations and maintenance manual complete with current drawings • Effectively create and monitor annual maintenance budget for community; provide interpretation, where necessary at monthly Board of Supervisors meetings • Competent in insurance claim processing and related restoration work • Ability to train/supervise site staff and maintenance team, (if applicable); be responsible for all work performed by staff (if applicable) • Maintain comprehensive knowledge of local, state and federal laws and how they relate to the districts being managed • Flexibility in handling after-hours emergency calls • Maintain inventory control of maintenance items, including preparation of preventative maintenance programs • Ability to work as a team participant along with other maintenance staff (if applicable) to ensure the community meets quality maintenance standards set by District Management staff • Assist District Manager in preparation of annual district operating budget • Ability to perform physical labor including, but not limited to carry/climb ladders, policing grounds, move furniture, etc • Must drive through the Community at least 2 days per week for trash and issues

Requirements

  • High School Diploma or GED
  • Ability to enforce rules, regulations and policies with tact, firmness, and to resolve problems or concerns.
  • Ability to deal with people effectively, courteously, and enthusiastically.
  • Must possess excellent customer service skills and be able to establish and maintain good customer relations.

  • Must be able to perform repetitive body mechanics, including but not limited to, climbing a ladder, standing, stretching, twisting, bending, crouching, and kneeling.

  • Variable combination of outdoor and indoor environments while performing maintenance duties.
  • Possess a valid driver’s license and reliable transportation.
  • Possess personal vehicle insurance with a minimum of $100,000/$300,000 liability coverage.
