About The Position

Our client is a fast -growing organization looking for an experienced Operations Manager to lead the daily operations across two established property portfolios in Omaha. This is a high -impact, hands -on leadership role where your expertise will directly influence everything from resident satisfaction to financial results.

Requirements

  • 10+ years of experience in property management, maintenance coordination, or vendor management—multi -family housing experience is a big plus.
  • Strong knowledge of AppFolio or similar property management software.
  • Financially savvy—comfortable managing expenses, reviewing P&L statements, and making data -driven decisions.
  • Natural leader—self -motivated, accountable, and able to inspire and lead teams.
  • Hands -on approach—willing to travel locally for property visits and jump in where needed.
  • Solid understanding of contracts, compliance, and vendor management.

Responsibilities

  • Lead the day -to -day operations for multiple properties, with full ownership over maintenance, capital projects, and resident relations.
  • Take charge of the financials—approve expenses, spot trends, and drive profitability across the portfolio.
  • Be the key connector: ensure smooth communication between maintenance teams, vendors, property managers, and residents.
  • Streamline unit turns and set pricing strategy using your own Turn Matrix.
  • Maintain top -quality standards by conducting quarterly property walks and closely partnering with maintenance techs.
  • Build and manage relationships with vendors, handling everything from onboarding and insurance to contract negotiations.
  • Oversee AppFolio operations, including documentation, contact center management, and financial workflows.
  • Lead weekly operations meetings and keep projects moving with daily stand -ups.
  • Coordinate capital improvement plans and project schedules.
  • Recruit, hire, and develop talented maintenance and resident relations staff.
  • Collaborate with company leadership to promote a strong, positive workplace culture.
