Position Summary The Operations Manager - Engineering position oversees and facilitates all maintenance programs, repairs, and assists with building physical systems and serves as the Master Electrician at Greenville Convention Center. This role pays an annual salary of $75,000

Requirements

  • Experience: Minimum of 3-5 years of experience professionally performing a variety of facility maintenance tasks
  • Experience in General Maintenance & complex commercial electrical systems or related building systems
  • An understanding of supervisory principles associated with training and managing the performance of staff.
  • A demonstrated understanding of and the ability to maintain the building’s environmental, mechanical, and electrical systems are essential.
  • Work a flexible schedule, including early mornings, days, evenings, holidays, extended long workdays as needed.
  • Education/Training: Vocational training in the facility maintenance field
  • Licenses or Certificates: Possession of, or ability to obtain a current CPR certificate
  • Possession of, or ability to obtain a SC driver’s license
  • Possession of SC Trades Certification (minimum Journeyman – Master preferred)

Nice To Haves

  • Bachelor’s Degree in Facility Management or a related field preferred but not required.

Responsibilities

  • Maintains the building and its physical systems.
  • Maintains the appropriate electrical certifications required to maintain, install and operate both permanent and temporary electrical installations
  • Provides subject matter expertise to the Director of Operations and senior leadership as to the status, condition, and safety of major building systems, especially those related to electrical services.
  • Oversees the maintenance of all primary and emergency power systems on the campus and ensures compliance with all applicable laws and regulations for safe installation of both permanent and event-related temporary installations.
  • In coordination with Director of Operations, oversees the maintenance and scheduling of HVAC systems.
  • Supervises the performance of basic plumbing, painting, masonry, welding, carpentry, drywall, and other trade related tasks and directly performs such tasks when needed.
  • Maintains and repairs building equipment.
  • Establishes and maintains programs for department personnel to keep workspaces clean during and after tasks, including tool and equipment storage.
  • Administers service agreements/contracts with outside vendors including electrical contractors, exterior and grounds maintenance, HVAC and controls, vertical transportation, roofing and other physical plants service contractors.
  • Obtain quotes from vendors and ensure compliance with established procurement approval system.
  • Provide excellent customer service assistance to internal and external clients.
  • Know general building information such as policies, building location & amenities.
  • Order parts and supplies.
  • Control and monitor departmental inventory of tools, supplies and equipment.
  • Oversees work performed by outside contractors on the building, its physical systems, or its equipment.
  • Must be able to walk for extended period of times, lift 50lbs.
  • Schedules and supervises the performance of the maintenance staff.
  • Train part-time staff by providing or coordinating staff training.
  • Work with employees to correct deficiencies, implement discipline procedures.
  • Plan, coordinate, and review the work plan for facility maintenance and operations; meet with staff to identify and resolve problems; assign work activities, projects, and programs; monitor workflow.
  • Work independently and as a team when completing tasks.
  • Keeps maintenance and repair records along with material safety data sheets and required records and permits.
  • Assists in the overall daily operation and maintenance of the facility.
  • Understand and comply with OSHA regulations and other safety best practices.
  • Other duties and responsibilities as assigned by the Director of Operations.
