About The Position

The Operations and Facilities Engineering Manager builds and maintains relationships with internal team members and external vendors and trades. The Manager is responsible for highlighting short, medium, and long-term goals to the General Manager and Director of Commercial Property Management helping to formulate solutions and best practice guidelines. Other responsibilities includes, assisting in the preparation of the annual budgeting and monthly forecasting processes.

Requirements

  • Associate’s degree or equivalent work experience
  • 3 to 5 years of experience in an operational and engineering role
  • Strong technical background of building systems including HVAC, electrical, plumbing and fire safety systems
  • Project management skills with the ability to plan, execute and monitor projects
  • Analytical skills to interpret data and identify operational inefficiencies
  • Proficiency in MS Project, MS Outlook, MS Word, MS Excel, and MS Windows
  • Demonstrated ability to effectively run a department in an efficient manner
  • Excellent customer service orientation and excellent interpersonal skills
  • Excellent oral and written communication skills
  • Able to travel to other cities as required
  • Access to a car during work hours.
  • Must be available, on call 24 hours a day to resolve any urgent problems or emergencies.

Responsibilities

  • Fully responsible for outlining goals and tasks for all retail commercial properties.
  • Supports and works with all Head of Departments in all aspects of running the buildings.
  • Ensures the premises are in AAA operative condition.
  • Conducts regular operations team meeting with all maintenance vendors and internal staff to discuss routine operational matters and any staff issues. Minutes of the meeting to be sent to GM, Director & VP.
  • Upward reporting on budgets, energy accounting, and productivity
  • Organization of work order dispatch and response procedures
  • Dispensation of activities, projects, and routines
  • Implementation of the Angus Work Order System
  • Ensures implementation of guidelines in all departments and check the same during routine operational checks.
  • Oversee and monitors the purchases and requisitions of each department, as well as accounts payable (payable to the vendors / suppliers etc.).
  • Manages suppliers and vendors for quality products involving others as appropriate and provides performance assessment of vendors every quarter to GM, Director & VP..
  • Inspects the property with their respective Manager's for cleanliness, ambience, service readiness and staff grooming.
  • Monitors the co-ordination between all departments for smooth & efficient operations.
  • Assesses and reviews customer satisfaction and service recovery process.
  • Identifies staff learning needs and assisting with development
  • Manages and maintains operation and overhead cost in order to maintain maximum revenue for the organization.
  • Interacting with contractors, vendors, and consultants in an unbiased, objective, and ethical manner.
  • Scheduling of preventive maintenance with minimum disruption of building services
  • Performing and/or delegating preventive maintenance tasks to the appropriately qualified staff member
  • Reviewing the status of preventive maintenance on a regular basis
  • Giving “hands on” instruction in basic maintenance and trouble-shooting procedures
  • Provides direction/information to vendors, facilities staff and service providers as required to ensure excellent coordination/execution of work within client environment with minimal disruption
  • Coordinate Preventative and Reactive maintenance activities for any and all assigned buildings and areas of operation
  • Creates and issues work orders as directed by managers.
  • May be asked to reconcile/review invoices against purchase orders to ensure accuracy
  • Oversees facility and property improvement projects, from planning and budgeting to execution and completion, ensuring projects are delivered on time and within budget
  • Ensuring compliance with all relevant safety regulations, building codes, and environmental standards within the facility.
