About The Position

As an Operating Engineer at JLL, you will work with the Chief Engineer to safely and effectively operate machinery and systems while responding quickly and professionally to client needs. This role focuses on protecting and improving the value of the owner's assets while ensuring building machinery and systems meet or exceed their rated life through comprehensive operational readiness and preventive maintenance programs. You'll assist with formulating and implementing preventive maintenance programs while maintaining detailed logs and documentation that reflects JLL's commitment to operational excellence and asset protection.

Requirements

  • High school diploma or equivalent with technical training in building systems, HVAC, or related field
  • Minimum 5 years field experience in building operations
  • Proficiency with building automation systems, basic electrical and plumbing knowledge
  • Ability to read blueprints and technical manuals for accurate system understanding
  • Good computer skills including MS Office programs, work order systems, and reporting capabilities
  • Working knowledge of commercial HVAC equipment (AHUs, FCUs, Chillers, Boilers, and associated equipment)
  • Familiarity with CMMS platforms for PM scheduling, work order documentation, and asset management
  • Good interpersonal and communication skills, both written and verbal
  • Superior customer service skills with collaborative working style
  • Ability to maintain professionalism under stressful situations
  • Ability to plan and manage work under time constraints without direct supervision
  • Physical ability to lift 50 lbs. repeatedly with lifting, bending, twisting capabilities
  • Ability to operate manual pallet jack, powered pallet jack, and forklifts
  • Sound troubleshooting skills with capacity to fully resolve problems

  • Background in coordinating with contractors for specialized building work
  • Understanding of facility asset management and value protection strategies

Responsibilities

  • Assist and perform work related to site operational readiness as it pertains to engineering group operations
  • Ensure compliance with all local codes and regulations while implementing hazard control and safety practices
  • Utilize Corrigo Facility Preventive Maintenance System for comprehensive asset management
  • Operate and maintain HVAC, electrical, plumbing, and fire safety systems with technical expertise
  • Conduct routine inspections, preventive maintenance, and emergency repairs as needed for optimal performance
  • Monitor building automation systems (BAS) and energy management systems for efficiency optimization
  • Respond to client service requests while coordinating with contractors for specialized work requirements
  • Maintain detailed maintenance logs and work order documentation for accurate record-keeping
  • Provide directions to vendors for equipment service including safety checks and validation of safe work habits
  • Work with Chief Engineer to formulate and implement comprehensive preventive maintenance programs
  • Schedule preventive maintenance with minimum disruption of building services while ensuring optimal performance
  • Perform and delegate preventive maintenance tasks to appropriately qualified vendors as needed
  • Assist with input and output of Preventive Maintenance system with administrative personnel
  • Review preventive maintenance status on regular basis to ensure program effectiveness and compliance
