Operating Engineer – JLL What this job involves: As an Operating Engineer at our Andover, MA facility, you'll play a vital role in ensuring seamless building operations and exceptional client experiences. You'll support JLL's commitment to operational excellence through hands-on maintenance, inspection, and repair of mechanical, plumbing, electrical, and general building systems. Working both independently and collaboratively with our Facilities team, you'll maintain the integrity of interior and exterior spaces—from walls and flooring to roofing systems, lighting, plumbing, and doors. This position offers the opportunity to develop diverse technical skills while contributing directly to the comfort and satisfaction of our clients and their occupants.

Requirements

  • High school diploma or equivalent
  • 1-3 years of applicable experience in general building repair and maintenance, basic plumbing, and basic electrical work
  • Valid state driver's license with ability to pass MVR screening
  • Physical capability to lift up to 80 lbs and climb ladders up to 30 feet
  • Ability to pass background and drug/alcohol screening processes
  • Strong customer service and interpersonal communication skills
  • Proficiency with CMMS work order systems and basic administrative tasks

Nice To Haves

  • Experience with CMMS platforms such as Corrigo
  • Familiarity with HVAC system maintenance (coil cleaning, filter replacement, belt changes)
  • Basic knowledge of conference room and event setup procedures
  • Experience assisting with electrical and lighting tasks
  • Understanding of State, County, and City building codes, ordinances, and safety regulations

Responsibilities

  • Perform preventive maintenance and respond to repair work orders on facility mechanical systems, plumbing, HVAC equipment (cleaning coils, changing filters and belts), and other building components
  • Conduct facility inspections and due diligence assessments, identifying and reporting conditions that may impact client operations and occupancy satisfaction
  • Execute general interior maintenance tasks including light plumbing, hanging pictures, installing keyboard trays, repairing office furniture systems, replacing ceiling tiles, and repairing doors
  • Move office furniture, machinery, and equipment as needed, and set up conference rooms and event spaces upon request
  • Assist the Electrician with light electrical and lighting work, and support the HVAC technician with system maintenance as required
  • Utilize CMMS systems (such as Corrigo) to update work order status in real time, submit P-card receipts daily, and maintain accurate documentation of all work performed
  • Ensure compliance with all safety procedures, complete Hazard Assessments, maintain clean work areas, and escalate issues to customers and management promptly
