Operating Engineer maintains, monitors, and repairs building systems—HVAC, electrical, plumbing, and safety systems—to ensure optimal performance, typically in commercial or critical environments . They perform preventive maintenance, troubleshoot malfunctions, manage vendor activities, and utilize systems like CMMS. This hands-on role usually requires 3+ years of experience, technical certifications (e.g., EPA 608), and strong safety compliance.

Requirements

  • Experience: 3+ years in facility maintenance or engineering.
  • Education: High school diploma or GED equivalent; technical school training is preferred.
  • Certifications: Often requires EPA 608 Universal Certification. Other licenses (HVAC, Electrical) may be required depending on location.
  • Technical Knowledge: Understanding of BMS (Building Management Systems) and critical environment infrastructure.
  • Schedule: May require 24/7, weekends, holidays, or on-call emergency response.
  • Physical Demands: Lifting up to 80 lbs, climbing ladders (up to 30 ft), and working from heights.
  • Conditions: Ability to work in confined spaces or extreme temperatures.
  • Technical Skills: Electrical, plumbing, HVAC, and mechanical proficiency.
  • Problem-Solving: Analyzing and resolving complex operational malfunctions.
  • Computer Literacy: Proficient in MS Office and CMMS tools. (Corrigo, Workday, & JCI)

Responsibilities

  • System Maintenance: Operate and maintain HVAC, refrigeration, boilers, plumbing, and electrical systems.
  • Preventive Maintenance (PM): Execute scheduled inspections, cleaning, and maintenance tasks to prevent equipment failure.
  • Troubleshooting: Analyze malfunctions, troubleshoot, and perform repairs.
  • Safety & Compliance: Implement emergency procedures and adhere to safety codes, including working with hazardous materials.
  • Documentation: Maintain maintenance records and logs using computerized maintenance management systems (CMMS) such as Maximo.
  • Vendor Management: Supervise third-party contractors doing work on site.
  • Tenant Relations: Respond to tenant service requests regarding, for example, temperature adjustments.
