At RealManage, we are always getting better. The Part-time Maintenance Technician will assist the Maintenance Manager in the performance of preventative and routine maintenance. The Maintenance Technician will utilize the work order system and ensure the completion of all work orders. The Maintenance Technician will be expected to perform grounds work and periodic inspections and advise the Maintenance Manager of needed repairs, improvements, and safety issues.

Requirements

  • 2+ years of maintenance experience preferred.
  • Experience with Carpentry, Concrete, Doors, Drywall, Fencing, Plumbing, and Painting
  • Must be able to speak, read, and write English.
  • Must be a proficient problem-solver.
  • Must know how to use tools, supplies, materials, chemicals in a manner that does not endanger self, other employees, residents, the environment, or the public in general.

Nice To Haves

  • Experience with Cleaning, Locks, and Gutters is highly desired.
  • Bilingual is a plus.
  • Experience and skills with simple electric maintenance are a plus, but not necessary.
  • Pool maintenance experience is a plus, but not necessary.

Responsibilities

  • Inspect grounds and parking lot for liter
  • Inspect courts area for litter, reset furniture as needed, secure unused umbrellas
  • Inspect courts and report any issues to CAM
  • Inspect building exterior and report issues to CAM
  • Clear spider webs from entrances
  • Clear spider webs from windows and doors at lanai and from BFB screens
  • Arrange furniture as needed, secure unused umbrellas
  • Inspect firepits and grills
  • Check all gates to pool area to ensure working properly
  • Clear pool area of liter and/or abandoned pool items
  • Inspect fitness center and generally place items that have been left on floor
  • Inspect community room; replace furniture and decorations as needed, note cleaning issues to report to CAM for cleaning contractor, check inventory of paper products (bathroom tissue paper, paper towels in all bathrooms, paper towels in kitchen area, soaps in all locations)
  • Inspect all four bathrooms for cleanliness and that plumbing is working properly
  • Inspect appliances for cleanliness and IN working order (refrigerator, ice maker, ovens)
  • Inspect Barefoot Bar for cleanliness. Pick up as needed. Report any issues to CAM for cleaning contractor
  • Inspect beach for any debris
  • Check electrical items at courts (fans, lights, water fountain)
  • Check to see if windsocks and other equipment are properly in place
  • Check court maintenance tools are in good condition and in proper places
  • Move sandwich speed advisory signs
  • Note any irrigation or landscape issues and report to CAM
  • Inspect sidewalks after rain and irrigation events for pooling and mud. Clear as needed. List of sidewalks at end of this checklist
  • Inspect the dog park. General look around from debris, gate working properly, water station working.
  • Inspect the gates at the two boat launches on Sigsbee Loop
  • Inspect Gatehouse exterior. Make needed repairs and/or report issues to CAM.
  • Inspect the two fishing docks and the boat dock for cleanliness and general condition.
