About The Position

WinnCompanies is searching for a detail oriented Occupancy Specialist I to join our dynamic operations team at The Atchison, a 202-unit affordable housing community in Pittsburg, CA. You will assist the Property Manager with leasing and marketing duties to maintain resident retention, initial, interim, and annual tenant recertifications. This is a full time position, in the office. The work schedule is Monday to Friday, 8am to 5pm. The position pays in the range of $19 to $20 per hour depending on experience.

Requirements

  • High School Diploma/GED Equivalent
  • 1 to 3 years’ experience in affordable housing, tax credit/LIHTC a plus
  • Experience with computer systems and web based applications
  • Exceptional customer service skills
  • Strong attention to detail

Responsibilities

  • Implements all aspects of apartment leasing such as assisting with the management of the wait list, touring with prospective residents, processing applications for compliance with multiple programs, and completing new resident orientation at the time of the move-in.
  • Maintains occupancy and program compliance by processing annual and interim recertifications in compliance with WinnCompanies guidelines, local, state, and federal regulations
  • Ensures all information is accurate and entered in the Property Management software; Comply with company policies regarding the proper treatment of Tax Credit and Resident files.
  • Makes sure that the recertification reporting calendar is followed and that all recertification reports and letters to tenants are run and delivered timely.
  • Assists with annual or periodic unit inspections
  • Reviews, prioritizes, and distributes resident service requests
  • Performs all duties while generating interest and enthusiasm about the property by creating an exceptional customer experience
