About The Position

WinnCompanies is looking for an Occupancy Specialist to join our team at Walnut Terrace, a 63-unit mixed-income residential community located in Greenfield, CA. In this role, you will perform all day-to day leasing and marketing activities related to apartment rentals, move-ins, re-certifications, and lease renewals. You will also provide outstanding service to customers, residents, and clients. Please note that the pay range for this position is $15.00 to $18.00 per hour, depending on experience. Salary will vary based on job responsibilities and scope, geographic location, candidate’s relevant experience, and other factors.

Requirements

  • High school diploma or GED equivalent.
  • 1-3 years of relevant work experience.
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
  • Minimum of 1-2 years of customer service experience.
  • Direct experience with LIHTC and Section 8 programs.
  • Experience with computer systems, particularly Microsoft Office.
  • Excellent customer service skills.
  • Eager to learn the business and tasks at hand.
  • Strong attention to detail.
  • Ability to work under pressure.
  • Exceptional interpersonal and communication skills.
  • Ability to work with a diverse group of people and personalities.

Nice To Haves

  • Associate's degree.
  • NALP, COS, SHCM, or CPO certifications.
  • Experience with Yardi or RealPage property management software.

Responsibilities

  • Process initial, interim and annual recertifications.
  • Notifying residents of their impending recertifications using notices supplied by Property Management Software.
  • Monitor collections, post rent payments, enforce the collection policy and initiate legal action when required.
  • Facilitate all aspects of apartment leasing: touring with prospective residents, processing applications, recertifications and negotiating lease renewals.
  • Provide exceptional customer service, respond timely to resident issues and complaints, and promote positive resident relations.
  • Assist in all facets of physical and financial Management as needed and assigned for the Property Manager.
  • Act as Property Manager in absence of the Manager for specified amounts of time.
  • Prepare financial reports for the Property Manager as well as resident correspondence, and recertification notices.
  • Monitor the flow of accounts payable from issuing purchase orders to processing invoices.
