First Heritage Mortgage Services (a subsidiary of American Heritage Credit Union) is currently searching for a experienced Mortgage Post Closer. This position is based out of our office in Feasterville-Trevose, PA. This position is responsible for the review, quality control, and post-closing of loan packages. This includes reviewing closed loan packages for accuracy, preparing closed loans for shipment to the appropriate parties, and following up on outstanding documentation after closing. Duties Gather and review all documentation required in the mortgage post-closing process which includes interaction with but not limited to: Realtors, Title Companies/Legal Office Personnel, Insurance Agencies, Credit Union Partners/Owners, Investors, Sub-servicer (Midwest). Types of loans include Conventional Fixed, ARMS, FHA, VA, USDA and Construction to Perm Verify accuracy of all input and post-closing data used in conjunction with the post-closing of the mortgage loan into the loan origination system (BYTE) and the closing documentation system (IDS). Review and post close all files assigned within required timelines. Upload and follow up on conditions for all investor loans within specified timelines. If applicable, upload it to sub-servicer (Midwest) to be completed fifteen days prior to the first payment date. If the loan is to be submitted to any other investor or servicer, the loan must be submitted to the investor prior to the lock expiration date. (i.e. PHFA, PennyMac, NJHMFA, etc.) If Portfolio file to be upload file to Credit Union Partner/Owner. Perform the following post-closing functions: Register loans in the mortgage electronic registration system (MERS) and complete all government agency data fields within its agency's website (ex: FHA Connection) within all required timelines. Pay the MIP, VA funding fee and USDA fees within the required timelines. Submit the closed loan submission packages to the investor for purchase within the required timelines. Gather and submit to investor conditions for loan purchase which includes requesting and performing follow-up on information from internal staff, title companies, insurance agencies, realtors, and Credit Union Partners within the specific deadlines to avoid penalties. Process purchase advice. Advise Members/Borrowers of servicing transfer. Perform follow-up on all recorded documentation with title companies, which includes recording, tracking, acknowledging and filing said documentation into the Note files located in the fireproof cabinets daily or forward to investor or partner. Interaction with attorney/title company and County Recorder of Deeds may be required. Review returned closing packages for accuracy. All closing documentation must be placed in the Image Center of the loan originating system and approved. Follow up on after-closing conditions, such as escrow holdbacks, with the member to ensure completion in a timely fashion. (Request re-inspection if needed) Prepare check requests and submit to Accounting for payment to both Partners and members and title companies (i.e. escrow holdbacks, recording fees, refunds to members, etc.) Document and track all incoming payments from members to ensure correct and on-time payments. When file is complete, place paper file in the locked file cabinets until files move to permanent storage facility. Place a return call to all voicemails by the end of business day whenever possible.
