Job Summary: The Level II Mortgage Closer serves as an experienced professional responsible for the accurate and timely closing of all loan types including government loans (FHA, VA, USDA). This position operates with enhanced authority including elevated wire transfer limits and works primarily independently while serving as a mentor and role model for junior closing staff. The Level II Closer participates in process improvement initiatives, contributes to departmental projects, and ensures compliance with secondary market standards and state regulations. This role requires at least 2 years of mortgage closing experience and demonstrates advanced proficiency in complex loan transactions.

Requirements

  • Advanced skills in math, accuracy and attention to detail across multiple loan products.
  • Strong organizational skills and ability to prioritize work assignments and to function independently with minimal supervision.
  • Thorough knowledge of Mortgage lending and loan closing process for all loan types including government products.
  • Well-developed interpersonal communication skills with ability to mentor and guide junior staff.
  • Strong analytical skills with capability to resolve complex closing issues.
  • Proficiency in identifying process improvement opportunities and contributing to operational excellence.
  • Demonstrated leadership qualities and ability to serve as a role model for team members.
  • High school diploma or equivalent.
  • Position requires 2 years of mortgage closing experience with demonstrated progression in responsibilities.
  • Fannie Mae & Freddie Mac underwriting and secondary sales experience.
  • Experience with government loan products (FHA, VA, USDA) required.
  • Proven track record of consistent performance and process adherence.

Nice To Haves

  • Experience mentoring or training junior staff preferred.

Responsibilities

  • Reviews title reports, loan documentation and credit reports for completeness and accuracy across all loan types including government loans (FHA, VA, USDA).
  • Ensures that loan documentation conforms to secondary market standards and Oregon/Washington State laws for all loan products.
  • Obtains information from title companies regarding escrows and closing costs for complex transactions.
  • Performs final review of loan package and sends appropriate papers to title company and documents files according to established procedures and secondary market requirements.
  • Prepares the original loan file and case file in accordance with guidelines for all loan types.
  • Performs the accounting and funding requirements following loan approval with enhanced wire transfer limits (step below Level 3 authority).
  • Verify information obtained from E3 system for accuracy and completeness across diverse loan products.
  • Ensure that the mortgage system is balanced daily and troubleshoot discrepancies independently.
  • Secures secondary approval and completes secondary market sale of loans including government loan products.
  • Assists manager in meeting departmental goals and identify opportunities for increasing efficiency.
  • Participates in projects and contributes feedback on process improvements, technology updates, or team initiatives.
  • May assist with testing new workflows or sharing insights from day-to-day operations.
  • Serves as a process role model for newer closers by demonstrating consistency in documentation, communication and turnaround times.
  • Handles escalated issues from Level 1 closers and provides guidance and mentorship.
