About The Position

Symbiotic Services is seeking a highly motivated Mechanical Sales & Project Development Manager on behalf of a growing commercial mechanical services organization in the Dallas market. This role blends consultative sales, estimating, project planning, and contract development. The ideal candidate understands commercial HVAC, mechanical systems, tenant buildouts, and capital improvement projects—and can confidently guide clients from initial problem assessment through proposal, pricing, contract execution, and project turnover. This is an excellent opportunity for a technically strong sales professional who thrives in both relationship-building and detailed project development.

Requirements

  • 5+ years of experience in commercial HVAC, mechanical services, facilities management, or construction project sales
  • Strong understanding of:
  • Tenant improvement projects
  • Capital improvement projects
  • Mechanical systems (HVAC, plumbing, electrical coordination)
  • Contract structures and service agreements
  • Experience developing detailed cost estimates and budgets
  • Ability to review drawings, specifications, and material submittals
  • Experience negotiating vendor and subcontractor contracts
  • Proven track record of meeting revenue or project goals
  • Strong financial acumen and budget management experience
  • Excellent written and verbal communication skills
  • Self-motivated, organized, and accountable

Responsibilities

  • Assess client mechanical, HVAC, and facility-related issues
  • Conduct site walks and gather technical requirements
  • Develop clear scopes of work and solution strategies
  • Provide consultative recommendations aligned with client budgets and timelines
  • Prepare detailed project proposals and professional presentations
  • Build comprehensive estimate sheets including:
  • Labor hours and production rates
  • Material and parts pricing
  • Equipment costs
  • Subcontractor pricing
  • Permit and compliance requirements
  • Perform cost analysis to ensure profitability and competitiveness
  • Overcome pricing objections by articulating value and quality
  • Draft service agreements and project contracts
  • Review and negotiate terms and conditions
  • Ensure contracts meet client needs while protecting company interests
  • Coordinate internally to transition awarded projects to operations
  • Identify and pursue new customer accounts
  • Grow existing relationships through additional service contracts and capital projects
  • Meet or exceed monthly and annual revenue targets
  • Maintain strong relationships with property managers, engineers, and ownership groups
  • Communicate sold quotes and project details to internal management
  • Collaborate with operations, engineering, and subcontractors
  • Assist in schedule development and budget tracking
