The Marketing Automation Specialist is responsible for leading the execution, optimization, and ongoing improvement of marketing automation programs. This role owns campaign workflows, data quality, and reporting, and serves as a subject-matter resource for marketing systems and processes. The position partners closely with Marketing, Leasing/Sales, and Operations to ensure marketing efforts are efficient, measurable, and aligned with business goals.

Requirements

  • Bachelor’s degree in Marketing, Communications, Business, or a related field preferred.
  • 4–7 years of experience in marketing automation, digital marketing, or marketing operations.
  • Hands-on experience managing marketing automation and CRM platforms required.
  • Strong knowledge of marketing automation platforms and CRM systems (e.g., HubSpot, Salesforce, Yardi, Marketo, or similar).
  • Proven ability to manage complex workflows, segmentation, and campaign reporting.
  • Strong analytical skills with the ability to translate data into actionable insights.
  • High attention to detail and strong organizational skills.
  • Ability to manage multiple priorities and deadlines independently.
  • Strong communication and collaboration skills.
  • Ability to explain technical concepts to non-technical stakeholders.
  • Prolonged periods of sitting and working at a computer.
  • Ability to communicate effectively in person, via phone, and electronically.
  • Occasional travel may be required for meetings or training.

  • Experience in multifamily, senior living, real estate, or service-based industries preferred.

Responsibilities

  • Lead the setup, execution, and optimization of automated marketing campaigns, including email, text, and multi-step workflows.
  • Own audience segmentation, data management, and lead routing processes to ensure accuracy and effectiveness.
  • Serve as the primary day-to-day administrator for marketing automation and CRM platforms.
  • Monitor campaign performance and provide insights, reporting, and recommendations to improve results.
  • Build and maintain dashboards and regular reports on campaign effectiveness, lead performance, and conversion metrics.
  • Conduct testing (A/B testing, timing, messaging) and apply learnings to improve campaign performance.
  • Partner with Marketing, Leasing/Sales, and Operations teams to support lead generation, follow-up, and resident engagement.
  • Identify opportunities to improve automation, efficiency, and scalability across marketing programs.
  • Document workflows, standards, and best practices; provide guidance and support to junior team members as needed.
  • Ensure compliance with data privacy regulations, opt-in/opt-out requirements, and company policies.
  • Stay current on marketing automation tools, trends, and best practices.
