The Market Segment Development Intermediate role focuses on identifying, evaluating, and tracking new construction opportunities across SJG and ETG territories, with a working knowledge of HVAC systems and energy applications. The role reviews residential and commercial projects—single family, multifamily, office, and retail—using tools such as Dodge Reports, planning board and zoning notifications, and permit documentation to determine energy source selection. Key responsibilities include evaluating HVAC, domestic hot water, and appliance designs to assess the use of natural gas, analyzing projects that select electric or alternative systems, and supporting strategies to promote natural gas solutions. The role leverages Microsoft Copilot to process planning documents, identify relevant opportunities, and summarize and organize project data. Projects are uploaded, tracked, and managed in Salesforce, while building and maintaining strong relationships with developers, builders, contractors, and customers throughout the project lifecycle.

Requirements

  • Bachelor’s degree with 2 years of relevant experience, or; Master’s degree with 0 years of relevant experience.
  • Equivalent work experience may be considered in lieu of degree.
  • Working knowledge of natural gas and electric HVAC systems
  • Ability to review HVAC, mechanical, and planning documents
  • Experience with market intelligence tools, CRM systems (preferably Salesforce), and project tracking
  • Strong organizational, analytical, and relationship‑building skills
  • Willingness to travel, perform year‑round field work, and visit active construction sites
  • Frequently meet with contractors at construction sites with exposure to extreme temperatures, noise, atmospheric conditions such as dust, dampness, humidity

Responsibilities

  • Review and analyze Dodge Reports, planning board, zoning, and permit notifications to identify new construction opportunities.
  • Conduct research using meetings, databases, planning documents, and industry sources to track active and proposed projects.
  • Use Copilot to process planning documents, identify opportunities, and organize project information.
  • Evaluate HVAC and mechanical plans to determine energy source selection and system feasibility.
  • Analyze projects selecting electric or alternative HVAC systems to understand regulatory, cost, or design drivers.
  • Support development of new construction budgets, forecasts, and business tracking.
  • Upload, manage, and maintain project intake, workflow, and reporting in Salesforce.
  • Build and maintain relationships with developers, builders, architects, engineers, HVAC contractors, and customers.
  • Collaborate with internal teams to align strategies promoting natural gas HVAC solutions.
  • Stay current on HVAC trends, energy efficiency programs, and incentives impacting new construction.
