About The Position

The Purchasing Manager is responsible for leading market‑level trade partner sourcing, contracting, and cost control for Treehouse Builders’ single‑family Build‑to‑Rent (BTR) communities. This role ensures that all purchasing operations—from early product definition through vertical construction and turnover—are executed with pricing discipline, scope clarity, and schedule reliability. As a key member of the Purchasing leadership team, the Purchasing Manager partners closely with the Director of Purchasing, Construction leadership, and Centralized Services to establish base house costs, manage unit economics, and drive continuous cost and performance improvement across assigned communities. This role directly influences project feasibility, execution predictability, and long‑term portfolio performance.

Requirements

  • Bachelor’s degree in Business, Finance, Accounting, Construction Management, Supply Chain Management, or a related field; or equivalent experience.
  • 5+ years of experience in residential construction purchasing, estimating, negotiating, and bidding, including 3+ years in a leadership or management role.
  • Demonstrated experience managing full‑cycle purchasing for large‑scale residential projects (300+ homes per community).
  • Proficiency with construction systems such as Brix and BuildPro.
  • Proven ability to manage multiple projects in a fast‑paced, production‑driven environment.
  • Strong leadership, communication, and presentation skills with the ability to influence across departments.

Nice To Haves

  • Direct experience with single‑family Build‑to‑Rent (BTR) or high‑volume production homebuilding.
  • Experience with both attached and detached residential products.
  • Strong working knowledge of architectural, structural, MEP, landscape, and civil plans.
  • Hands‑on experience conducting field audits and identifying value‑engineering opportunities.
  • Deep familiarity with vendor contracts, insurance requirements, and lien waiver management.
  • A strong understanding of market pricing trends, trade availability, and cost escalation risks.

Responsibilities

  • Establish, manage, and continuously refine base house costs by trade and cost category for assigned BTR communities.
  • Own unit cost accuracy within Brix, including take‑offs, pricing updates, and release schedules tied to phased starts.
  • Monitor cost performance through variance reporting, identifying trends, and partnering with Construction and Purchasing leadership to resolve recurring or preventable issues.
  • Identify, evaluate, and implement cost‑saving strategies, value‑engineering opportunities, and product standardization initiatives aligned with BTR scalability.
  • Support strategic purchasing planning and system improvements across the division in coordination with the Director of Purchasing.
  • Recruit, prequalify, and contract high‑performing trade partners capable of supporting repeatable BTR product at scale.
  • Ensure competitive bidding is consistently executed across all trade categories, maintaining pricing transparency and market competitiveness.
  • Lead trade partner contract negotiations, including scopes of work, pricing structures, and capacity alignment.
  • Develop and maintain strong relationships with subcontractors committed to cost control, quality execution, and schedule adherence.
  • Conduct field audits to verify compliance with approved scopes, specifications, and quality standards.
  • Partner with Construction leadership to address trade performance issues related to manpower, quality, responsiveness, and cost impacts.
  • Verify vendor contract, insurance, and compliance documentation is complete and current.
  • Ensure accurate and timely preparation of job start packages for field teams to support clean starts and predictable execution.
  • Eliminate office‑related variances through proactive communication with field staff and internal stakeholders.
  • Assist in recruiting, training, and developing a high‑performing purchasing team capable of supporting multi‑community BTR delivery.
  • Provide mentorship and guidance to purchasing staff on best practices, systems usage, and trade partner management.
  • Promote a culture of accountability, collaboration, and continuous improvement within the Purchasing function.
  • Provide ongoing purchasing leadership and support to Construction, Accounting, and Centralized Services teams.
  • Assist with special projects, market initiatives, and process improvements as directed by the Director of Purchasing.
  • Occasional travel may be necessary as needed
