About The Position

Under general direction, the Manager of Land Development is responsible for developing raw land for multi-family projects, managing site entitlements, permits, civil engineering, the issuance of land disturbance and site development permits, and completing the horizontal construction and land development for each project within the designated market geography.

  • Work requires ability to manage the land development and horizontal construction of multi-family projects.
  • Work requires good instincts and strong situational awareness.
  • Bachelor's degree in a related field (engineering, construction management, architecture).

Nice To Haves

  • Preferred minimum of ten (10) years professional experience with demonstrated success in multi-family development.

Responsibilities

  • Participates in the feasibility analysis, and closings of land acquisitions.
  • Analyzes the feasibility of potential development sites and evaluates associated development schemes.
  • Create budgets for the construction of entrances, lots, amenities and associated infrastructure for desired communities; including roads, drainage, water, sewer, and landscaping.
  • Oversee the activities of land planners, engineers, consultants, government officials and trade partners in the execution of land development tasks on time and at budget.
  • Collaborates with the Land Development team to complete cost estimates, lot densities, development schedules and identity risk during due diligence required in the submittal package for corporate approval.
  • Interface with Land Department staff during due diligence to verify the checklist is completed from contract phase through post-closing phase.
  • Develops planning for successful development of multi-family projects, which would include preliminary land development cost estimates, directing third party professionals in the design and constructability of multi-family projects, and evaluating public infrastructure needs.
  • Manages activities with attorneys, architects, engineers, and other consultants to plan projects related to public entitlement, site permits, acquisition due diligence and closing activities.
  • Works with local citizen groups, governmental bodies, and other interested parties to obtain necessary project permits and entitlements.
  • Manages all on-site activities and contracts to complete all land development and horizontal construction activities to prepare a site to begin vertical construction.
  • Completes other projects as directed and assigned.
