This role will oversee facilities maintenance program in assigned restaurant to SR DAO / Region / Division (200+/- restaurants) Through analysis, planning, and resource management, support annual operating plan (AOP) by driving cost effective use of internal maintenance supervisors and technicians. Communicate and partner with Sr DAO and DAOs on maintenance cost and quality control to protect brand image and support same store sales growth. Manage R&M capital budgets.

Requirements

  • B.S./B.A. degree preferred.
  • 5 -7 years’ experience in related multi-unit facility environment; with emphasis on management, in a restaurant environment.
  • Strong technical knowledge of HVAC, refrigeration and EPA laws.
  • Through knowledge of electrical, plumbing, and building maintenance.
  • Financial acumen and understanding of budget analysis and variance determination.
  • Strong communication skills are a must.
  • Management, organization, planning and computer skills all critical

Responsibilities

  • Manages Supervisor and technician workforce to maximize efficiency and service quality.
  • Identify Supervisor, technician, and operator training needs on new and existing equipment through data analytics.
  • Manage Supervisors and technicians to ensure maximum productivity and service levels from internal technicians.
  • Analyze Department P&L results to provide monthly results and hold quarterly business review meetings with teams.
  • Utilize KPI metrics to evaluate technician productivity and level of service.
  • Assist supervisor and technicians on root cause analysis when team productivity level is below target and guide as to how to improve team productivity.
  • Conduct and document bi annual restaurant visits with Supervisors and technicians to observe, coach, calibrate and validate that standard operating procedures are being followed.
  • Create and implement action plans to correct or modify technician and vendor performance or resolve outstanding issues where deficiencies are noted.
  • Analyze scorecard results from Corrigo to assess vendor and technician performance.
  • Obtain feedback from Operations partners on overall vendor and tech support.
  • Provide feedback on Supervisor and technician IDP and coaching to ensure professional development and advancement of talent.
  • Ensure Supervisors are having IDP meetings with technicians.
  • Routinely communicate and consult with Operations partners regarding maintenance cost control and quality assurance.
  • Analyze monthly Area P&Ls to identify high cost, trends, and/or over budget line items.
  • Develop action plans to reduce costs through data driven analysis.
  • Review status of capital projects to assess progress against capital plan and budget.
  • Partner with operations and manage process for cost effective and timely remediation of FSA / FE / QA audit results.
  • Partner with Operations leadership on multi-purpose restaurant visits concentrating on high-cost repair and maintenance items, technician and vendor performance, R & M capital planning, and operations equipment care and procedures.
  • Incorporate Facility Dept required activities for system Initiatives (program/product rollouts) in monthly and updated planning calendars and communicate with Operations partners.
  • Manages R&M capital budgets
  • Participate in planned restaurant inspections to determine scope of work for R&M capital projects
  • Develop all information for the eCAR, includes obtaining bids if appropriate. Review eCAR plan and schedule work and communicate with business partners.
  • Oversee work; develop punch list and follow-up to completion.
  • Review monthly with DAO, actual to budget R&M capital reports.
  • Manage process to replace capitalized equipment due to failure (emergency)
  • Oversees system management and data analysis
  • Recommend minimum/maximum stocking levels based on usage. Ensure parts are organized in a ready-to-use manner.
  • Evaluate high frequency KOE repair cost and determine reason for high cost and/or frequency of repairs. Develop cost control strategies including repair versus replace guidelines.
  • Oversee Asset management to maximize useful life through effective programs .
  • Manage completion of technician PM tasks according to schedule and scope.
  • Evaluate and analyze quality and cost of building/KOE repairs.
  • Ensure effective use of company tools, vans and inventory. Analyze cost of technician repairs and assess training needs
  • Ensure that all asset data is captured in Corrigo. Review Corrigo work orders to confirm all material and labor warranties are captured.
