About The Position

The Construction Manager is responsible for managing multiple retail capital projects across the Pep Boys portfolio, including brownfield remodels, refresh programs, relocations, and select greenfield ground-up developments. This role oversees projects from bidding through closeout and ensures delivery in accordance with approved scope, budget, schedule, and company standards. Reports to the Senior Construction Manager.

Requirements

  • 7+ years of retail or commercial construction experience
  • Direct experience managing brownfield remodels in operating retail environments
  • Experience managing ground-up retail or redevelopment projects
  • Experience managing projects ranging from $500K–$7M+
  • Experience working with landlords, municipalities, and multi-discipline consultants
  • Strong understanding of MEP systems, site work, and retail build-outs
  • Ability to read and interpret construction drawings and specifications
  • Strong budget management and cost control capability
  • Proficiency with Procore, Bluebeam, Smartsheet, or similar platforms
  • Strong Excel skills for cost tracking and reporting
  • Self-directed and highly accountable
  • Strong contractor negotiation and conflict resolution skills
  • Comfortable managing projects in fast-paced, multi-site environments
  • Clear communicator capable of presenting project updates to leadership
  • Willingness to travel extensively
  • Repetitive movement of hands and fingers, typing or writing
  • Occasional standing and walking
  • Walking sites under construction
  • Frequent travel

Responsibilities

  • Manage 5–10 concurrent retail construction projects in various phases
  • Oversee brownfield remodels in operating store environments
  • Manage select greenfield ground-up or redevelopment projects
  • Conduct regular site visits to monitor safety, quality, and schedule
  • Identify and escalate risks impacting cost, scope, or timeline
  • Develop and validate detailed scopes of work
  • Prepare and manage project budgets
  • Monitor contingency usage and forecast cost-to-complete
  • Review, negotiate, and document change orders
  • Maintain accurate cost tracking and reporting
  • Lead competitive bidding processes for brownfield and greenfield projects
  • Evaluate contractor proposals and recommend award
  • Manage General Contractor performance and contract compliance
  • Resolve field conflicts and drive schedule recovery when required
  • Coordinate with landlords on work letters and delivery obligations
  • Oversee site and utility coordination for greenfield projects
  • Interface with civil, structural, and MEP consultants during construction
  • Manage RFIs, submittals, schedules, and project documentation
  • Maintain accurate records in construction management platforms
  • Provide regular project updates to Senior Construction Manager
  • Ensure complete project documentation for audit and closeout
  • Drive punch list completion and substantial completion milestones
  • Ensure receipt of COs, inspections, and final approvals
  • Collect warranties, as-builts, lien waivers, and final documentation
  • Reconcile final project costs
