About The Position

The Historic Properties - Maintenance Worker I assists the Director of Historic Properties with front line, hands on maintenance of 29 historic buildings owned and operated by Central City Opera House Association (CCOHA) in Central City, CO. The portfolio consists of six commercial buildings, including the Central City Opera House and the Teller House, and 23 residential buildings, all of which are contributing structures to the Central City/Black Hawk National Historic Landmark District. The Historic Properties - Maintenance Worker I assists with the upkeep of the properties including interior and exterior repairs, safety features, landscape maintenance, snow and trash removal, annual fire and safety inspections, turning utilities on and off seasonally, and preventative maintenance. The Historic Properties Maintenance Worker is an integral member of the CCOHA team. CCOHA may consider one full-time or two part-time persons for this position.

Requirements

  • Combination of relevant education, training, and experience
  • Minimum of 4 years of property maintenance experience, preferably including historic structures
  • Proficiency in carpentry, painting, electrical, and plumbing; licensing a plus
  • Knowledge of and ability to maintain and operate small equipment such as power tools, snow blower, lawn mower, various lifts, Bobcat, etc. as well as a variety of hand tools
  • Strategic thinking and creative problem-solving skills
  • Ability to define goals, set priorities, manage multiple projects, and meet deadlines
  • Ability to keep a cool head and always maintain a professional, customer-service oriented demeanor, especially amidst competing demands and in stressful situations
  • Experience working with volunteers
  • Self-directed as well as capable of working successfully as a member of a team
  • Familiarity with OSHA requirements
  • Familiarity with local and state building codes and permitting/licensing requirements
  • Working knowledge of administrative office technology such as email, spreadsheets, browser-based time-keeping, and receipt/reimbursement applications
  • Valid driver’s license

Responsibilities

  • Assist with the development, updates, and priority tracking of facilities management plan for 29 historic buildings
  • Conduct regular inspections and interior and exterior maintenance of all properties
  • Assist with the maintenance of building mechanical systems, including two commercial kitchens and lawn irrigation systems
  • Ensure buildings are properly closed and winterized each fall and open and in good working order for the summer opera festival
  • Ensure lawns are mowed, snow is removed, and trash removal is managed
  • Maintain small equipment, purchase necessary supplies; document purchases as per accounting procedures
  • Ensure regular maintenance is performed on CCOHA owned maintenance vehicle
  • Keep workshop orderly and organized
  • Maintain inventory and be able to locate supplies and items
  • Coordinate maintenance activities with Director of Historic Properties and other Maintenance workers and contractors
  • Other duties as assigned
