About The Position

The Maintenance Technician helps maintain the grounds, facilities, and amenities of the Condominium or Homeowners Association (HOA) and reports to the Maintenance Supervisor or Property Manager. He or she ensures that all mechanical systems and equipment are functional and properly maintained in a clean and aesthetically appealing condition. The Maintenance Technician also provides exemplary service in a manner consistent with the values and mission of the Castle Group. He or she performs all responsibilities while demonstrating outstanding customer service skills representative of Castle Royal Service as it relates to this function. This includes working interdepartmentally, as well as, with our external customers.

Requirements

  • High school diploma or equivalency preferred
  • May require HVAC certification
  • Minimum of (2) year’s general experience in building trades, repair, and maintenance or handy work
  • Effective written and verbal communication skills
  • Strong customer service, communication and interpersonal skills required

Nice To Haves

  • Command of computer hardware/software is preferred
  • Multiple language fluency is desirable

Responsibilities

  • Reviews and completes work orders assigned by the Maintenance Supervisor or Community Association Manager
  • Performs general maintenance and minor repairs, including carpentry, electrical, plumbing, and mechanical work (not requiring permits)
  • Conducts routine inspections of the property and reports or addresses issues as needed
  • Performs painting and touch-ups in common areas as needed
  • Assists with drywall repairs, caulking, pressure washing, and general handyman tasks
  • Treats and addresses rust in common areas as needed
  • Checks all building lighting regularly and replaces bulbs as necessary
  • Performs pressure washing of decks, sidewalks, entrances, and equipment areas to maintain appearance
  • Regularly inspects AC drip pans for proper drainage and potential clogs
  • Assists in maintaining recreational amenities (as applicable)
  • Utilizes and maintains tools and equipment safely and properly
  • Maintains clean and organized work areas
  • Assists with moving furniture, equipment, and supplies as needed
  • Maintains maintenance logs and reports as directed
  • Reports any need for major repairs to the Maintenance Supervisor or Community Association Manager
  • Follows all safety procedures and OSHA guidelines while performing duties
  • Collaborates with maintenance and other staff to ensure overall property standards are maintained
  • Performs other duties as assigned by the Community Association Manager
