About The Position

At Ingerman, the Maintenance Technician is responsible for performing repairs, troubleshooting, and carrying out preventative maintenance on assigned property/properties. This includes maintaining and improving the condition of property grounds and buildings and the timely completion of work orders. Requirements

• High school diploma or GED required
• Minimum of two years of maintenance or construction experience
• Must be able to work a flex schedule and be on-call for emergencies on weekends, evenings, and holidays
• Requires the ability to read, speak and comprehend the English language
• Proficiency in performing plumbing, electric and machinery repair
• Ability to follow direction and work independently
• Advanced troubleshooting and problem-solving skills
• Ability to work in a fast-paced, action-oriented environment
• Must have hand tools
• ANSI approved steel-toe shoes/composite
• Must have a valid Driver’s License
• Must have reliable transportation
• Willing to assist with other properties within the portfolio and surrounding portfolios as needed
• Willing to travel up to 10-20% of the time

Nice To Haves

• One year of experience as a full-charge residential maintenance technician is preferred
• One year of introductory supervisory experience and above average motivation preferred
• Knowledge of OSHA rules and regulations is preferred
• EPA certification preferred
• HVAC certification preferred

Responsibilities

• Performs repairs, troubleshoots mechanical systems, and completes preventative maintenance
• Restores vacated apartments to move-in condition for new residents
• Conducts maintenance-related inspections, including building and alarm systems
• Removes snow, ice and leaves from sidewalks, walkways, steps and driveways/parking spaces
• Completes janitorial requirements in accordance with the janitorial schedule
• Responds to on-call emergencies on weekends, evenings, and holidays resolves as circumstances warrant
• Patrols property daily to identify areas in need of cleaning and completes required work remove trash/debris from property grounds and common areas, keep the dumpster area clean, and vacuum, sweep and mop common areas
• Walks the grounds and common areas daily; removes litter and debris from lawns, planting beds, parking areas, sidewalks, ramps, and indoor spaces
