About The Position

This Maintenance Technician role involves assisting with basic troubleshooting and repairs of buildings and installed systems, including doors, floors, plumbing, kitchen appliances, roofs, drains, and HVAC. Responsibilities include replacing HVAC filters, clearing drain pans, and working with Building Management Systems for temperature and lighting. The technician will also assist with installing and modifying building equipment, repairing finishes like ceiling tiles and wallpaper, and performing carpentry and miscellaneous repairs. The role requires troubleshooting mechanical and plumbing issues, evaluating maintenance operations for upgrades, and responding to emergency situations. Adherence to safety regulations, use of technology for building operations, and completion of safety training are also essential. Requirements

High School Diploma or GED equivalent
4+ years of related experience in a commercial property setting
Technical, vocational or on-the-job training in at least one of the following areas: HVAC, electrical, mechanical, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair
Possess and maintain a valid driver’s license (commercial license may be required) and good driving record with periodic checks
Basic Computing Skills in Outlook, Excel & Word

Responsibilities

Assists with basic troubleshooting and repairs of buildings and installed systems to include doors, floors, plumbing systems, kitchen appliances and miscellaneous equipment, roofs, drains, shop, grounds equipment, and HVAC
Competent to replace HVAC Air filters, clear out HVAC drain pans and waste lines, replace HVAC pan waste line as needed, replace HVAC condensate pumps
Experience working with Building Management Systems basic features, like temperature settings, turning lights on and off, and setting schedules
Assist with installation and modification of building equipment and systems
Replace and repair building finishes such as ceiling tiles, door hardware, wallpaper, and can paint walls, piping, floors and equipment
Capable of troubleshooting and repairing basic mechanical and plumbing issues
Troubleshoot, evaluate, and make recommendations to upgrade maintenance operations and/or implement savings opportunities
Has competent knowledge of the use and care of tools and equipment used in facility and ground maintenance
Responds immediately to emergency situations and customer service requests as assigned
Inspects buildings, grounds, and equipment for unsafe or malfunctioning conditions, preventative maintenance, etc.
Maintains and operate fire and life safety systems such as Fire alarm systems, fire pumps and related fire protection system equipment as assigned
Performs carpentry and miscellaneous repairs when necessary
Comply with all applicable codes, regulations, governmental agency, and Company directives as related to building operations and practice safe work habits
Ability to use technology such as smart phones, tablets, computers, web-based applications, building automation systems, etc.
Complete all required C&W Safety Training as scheduled annually
Comply with C&W Uniform Dress Code while working and maintain a neat and clean appearance while on the property at times other than working hours
