About The Position

Under limited supervision, the Maintenance Technician works across campus to troubleshoot and repair mechanical, electrical, plumbing, boiler, and HVAC equipment. This role provides assistance with preventative maintenance systems and special projects, and supports other areas of the Maintenance / Engineering department as needed. The technician is responsible for submitting daily, required documentation and is expected to have five years of experience working in a maintenance technician role.

Requirements

  • Five years experience working in a maintenance technician role.
  • Ability to use test equipment and hand tools to include: meters, gauges, locating equipment, refrigerant recovery equipment, hand tools, and other measuring instruments.
  • Ability to read blueprints and schematics.
  • Ability to perform troubleshooting techniques.
  • Ability to communicate effectively, verbally and in writing.
  • High school graduate or equivalent.
  • Three to five years’ experience in general building maintenance, wiring, plumbing, and HVAC.
  • Working knowledge of general building repairs, i.e., plumbing, wiring, etc.
  • Ability to exercise judgment and discretion in establishing and maintaining positive internal and external relationships.
  • Works under limited supervision.
  • Valid North Carolina or South Carolina driver’s license and satisfactory driving record required.
  • CFC certification from an approved agency.

Nice To Haves

  • Electrical, mechanical, plumbing certification preferred.

Responsibilities

  • Troubleshoots and repairs plumbing and electrical equipment.
  • Troubleshoots and repairs HVAC and boilers.
  • Assists with the preventative maintenance program.
  • Ensures compliance with regulatory agencies, including but not limited to, local fire department, OSHA, EPA, and NC State DSS /DHSR.
  • Rotates on weekend and night call-back rotation list.
  • Adheres to policies and procedures regarding safety.
  • Treats cooling towers and boiler systems.
  • Conducts generator start-up, run, maintenance and testing.
  • Documents completion of work.
  • Ability to obtain CPO and forklift certification.
  • Attends training courses at community and maintains up to date monthly, quarterly, and annual training.
  • Other duties as assigned, and which relate to the success of the community and the care, comfort, and happiness of our residents.
