About The Position

As a Maintenance Technician at The Landing at East Mil, you will be responsible for providing exceptional customer service by completing service requests for common areas, occupied and vacant units, and other property areas. You will proactively identify and assist in correcting potential liabilities, ensuring a positive impact on residents and the maintenance team.

Responsibilities

  • Complete service requests for common areas, occupied and vacant units, or anywhere on the property as directed.
  • Service requests may include changing lightbulbs, unclogging pipes, fixing faucets, changing locks, floor tile installation and repair, and interior or exterior painting.
  • Assist with trash outs and unit turns.
  • Inspect the appliances, A/C system, toilets, faucets and showers, lights, disposals, and all safety devices.
  • Perform routine plumbing repairs such as replacing/repairing/servicing water heaters, clearing drain lines, and replacing worn out washers, gaskets, facets and floats.
  • Replace burned out, broken and/or nonworking exterior light bulbs and/or fixtures immediately.
  • Perform carpentry repair such as kitchen cabinets, window screens/glass, door locks and plaster/drywall.
  • Perform routine mechanical repairs such as repairing/diagnosing all major appliances.
  • Perform miscellaneous tasks such as interior and exterior painting, floor tile installation and repair, interior cleaning, lawn mowing, leaf raking, tree/shrub trimming, debris removal, and other landscaping duties.
  • Perform routine electrical repairs such as: wiring fuses, fixtures and sockets, and repairing/installing/servicing HVAC systems.
  • Inspect, repair, modify and install HVAC equipment including refrigeration and air conditioning compressors, receivers, condensers, forced air converter units, and make necessary adjustments or repairs; service and repair evaporative coolers.
  • Troubleshoot, repair or replace defective parts in units and equipment and their controls, including thermostats, automatic switches, fan controls, log switches, damper motors, louvers, relays, filters, controls, belts, compressors, heat exchanges, high limit controls, pressure controls and safety valves.
  • Perform skilled electrical maintenance work in the repair, installation and alteration of HVAC equipment, components, timers, motors and wiring systems as needed; connect motors and control panels.
