The Maintenance Technician is responsible for the upkeep and physical integrity of our apartments and the community itself ensuring a safe, secure and comfortable living environment for residents, visitors, and staff.   • On-call on a rotating basis and for emergencies
  • Weekly schedule - Weekends are required
  • High school diploma / GED or Accredited Vocational School Certificate education or equivalent experience
  • Position requires at least one year experience in apartment or building maintenance, property maintenance, construction trades (HVAC, plumbing, electrical, carpentry, etc.), and/or related fields
  • Background and pre-employment drug screening will be required
  • Reliable transportation for use in business related tasks/duties as assigned, including a Valid driver’s license and current automobile insurance

Nice To Haves

  • Bilingual language skills (i.e. Spanish) not required, but is a plus
  • EPA Certified for Refrigerant preferred, or willingness to obtain certification (paid by HSL) within 180 days of hire

Responsibilities

  • Inspecting the physical condition of the community and immediately initiating action to correct unsafe conditions, broken items, apartment-related fixes, etc.
  • Diagnosing and performing minor and routine maintenance/repair community-wide and handling all work area clean up and safety related duties, as directed.
  • Assisting in keeping grounds neat and free of litter including raking, sweeping, shoveling, and moving or removing large items (i.e. appliances) as circumstances warrant
  • Scheduling and performing routine preventive maintenance and inspections on all appropriate areas, equipment, apartments, and tools
  • Understanding all maintenance-related aspects of the community including utility meter cut-offs, apartment and fixture cut-offs, sewer cleanouts, maintenance shops, storage areas, etc.
  • Knowledge of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials including solvents, flammables, caustics, and Freon
  • Inspecting, reporting on, and helping coordinate inventory needs and any/all apartment preparation, repairs, and services, assisting fellow staff as required to meet deadlines
  • Performing any additional duties assigned by their supervisor and assuming all maintenance responsibilities in the absence of the Maintenance Supervisor
