Requirements

Proven experience in maintenance roles, preferably in residential property management.
Proficiency with tools and equipment related to property maintenance, including safe operation of hand and power tools.
Knowledge of basic plumbing, electrical, carpentry, and HVAC systems.
Strong communication and interpersonal skills, with the ability to interact effectively with residents, vendors, and team members.
High level of professionalism in demeanor and appearance.
Proficiency in using maintenance-related software(e.g., Yardi, OneSite, or similar) and Microsoft 365.
Valid driver's license, insurance, and reliable transportation are necessary.

Responsibilities

Respond promptly and professionally to resident service requests, ensuring repairs and maintenance are completed to the highest standard.
Maintain clear and courteous communication with residents and team members.
Diagnose and perform minor and routine maintenance, including plumbing, electrical, HVAC, carpentry, and appliance repairs.
Conduct preventative maintenance on property equipment and systems, ensuring optimal functionality and longevity.
Execute the "make-ready" process to prepare apartments for new residents, including pre-move-out inspections, creating repair punch lists, and completing necessary tasks efficiently.
Maintain the cleanliness and appeal of common areas, amenities, and grounds, including debris removal and pressure washing.
Partner with the Maintenance Supervisor to prioritize and manage work orders effectively.
Assist with vendor coordination and on-site oversight, as needed.
Support cost-management efforts by repairing equipment when feasible and using materials responsibly.
Accurately complete and maintain service records and documentation to ensure compliance with company policies and safety standards.
Adhere to all local, state, and federal regulations related to property maintenance and safety.
