About The Position

The Maintenance Technician is responsible for completing resident and vacant apartment maintenance requests promptly, adhering to OSHA regulations and environmental laws. This role involves maintaining the overall physical condition of the property, including janitorial, custodial, and grounds work. Key duties include plumbing, HVAC, electrical, appliance, and carpentry repairs, performing preventive maintenance, inspecting vacant units, managing supply inventory, and assisting in grounds operations. The technician must prioritize safety and customer service in all tasks.

Requirements

  • High school education or equivalent
  • Must have a valid drivers license
  • Reliable transportation
  • Be able to travel
  • Must have proof of vehicle insurance
  • Minimum of two years in maintenance related field
  • Working knowledge of appliance repair, electricity, plumbing, carpentry and drywall
  • Knowledge of HVAC repair and maintenance
  • Must be able to lift 80-100 lbs. on a regular basis
  • Be able to be on foot, bend, stoop, squat, kneel, climb stairs and ladders
  • Be able to push, pull, grasp, reach above shoulder height and turn
  • Be able to work at above ground levels
  • Must have adequate vision and mobility
  • HVAC certification is required (or willingness to take an HVAC course to become certified if not already certified but hired)

Responsibilities

  • Complete resident maintenance requests on a timely basis (standard is 24 hour turn around)
  • Complete all assigned maintenance work on vacant apartments within the standard three day turn around period.
  • Comply with all OSHA regulations and any applicable laws in your areas regarding health, safety and environment.
  • Assist in maintaining the overall physical condition of the property including janitorial, custodial and grounds.
  • Turn in all completed service tickets and paperwork to Maintenance Director by the end of each work day.
  • Plumbing repairs
  • HVAC repair
  • Replace smoke alarms and replace locks
  • Electrical repairs
  • Appliance repair and installation.
  • Carpentry repair including but not limited to: window replacement, minor roofing repairs, drywall repairs, wood work, etc.
  • Perform preventive maintenance and follow manufactures guidelines on all property equipment.
  • Inspect and punch vacant units in turn key process
  • Maintain supply inventory
  • Assist in grounds and custodial operations as required
  • Incorporate both safety and customer service in the performance of all job duties
