About The Position

GMH Communities, headquartered in Philadelphia, PA, is a dynamic real estate company specializing in the acquisition, development, and management of exceptional living communities throughout the United States, particularly in the student living sector. The Maintenance Technician reports to the Maintenance Supervisor and is responsible for assisting in all of the property's maintenance needs, physical appearance, and work orders. Primary responsibilities include hands-on maintenance of the property, general upkeep and repair to units and grounds, responding to work order requests, managing the turn and make ready process, and maintaining excellent resident relations through outstanding customer service. Rotating on-call and some weekend availability is required.

Requirements

  • A minimum of 1 year maintenance experience
  • Good organizational and people skills
  • Must be able to lift and work with heavy equipment
  • Must live within 30 minutes of property and have a valid driver’s license

Nice To Haves

  • Maintenance experience in multi-unit complexes or hotels
  • Experience with plumbing, electrical and HVAC
  • HVAC Certification
  • Mechanical background

Responsibilities

  • Participate in the daily operations of the property
  • Respond to Work Orders per company policy
  • Grounds and exterior upkeep, as needed
  • The Turn and Make Ready process
  • Conduct regular health and safety inspections
  • Inspecting units for Move In readiness
  • Ensure company policy and state and federal safety and fair housing laws are adhered to
  • Hands on maintenance
  • Assists the Maintenance Supervisor to better the property and position through great ideas
