About The Position

The Maintenance Technician is responsible for helping maintain the cleanliness of the facility and grounds, cleaning and restoring recently vacated apartment homes, and advising the Maintenance Supervisor on maintenance problems and solutions. Key duties include ensuring timely completion of all work orders, providing same-day services, and conducting daily community walks to document needed repairs. The role requires knowledge of all utility cut-offs and daily communication with the Maintenance Supervisor regarding progress, follow-up, or complications. The technician is also expected to produce 5-day turns on vacant units, assume scheduled emergency on-call duty, and assist in maintaining the maintenance shop by advising on stock levels. Providing superior customer service and ensuring high-quality customer satisfaction are crucial. Additionally, the technician assists in achieving budgeted maintenance expenses and the annual budget plan. Administrative duties include maintaining a professional image and attitude, attending instructional training classes, and adhering to all Fortis Properties Management policies and procedures, including Fair Housing, ADA, OSHA, and EPA policies.

Requirements

  • High School graduate or equivalent
  • 2 years prior property maintenance experience or related field
  • EPA required
  • HVAC Certification required
  • General property operations knowledge
  • Appliance Repair skills
  • Electrical skills
  • Plumbing skills
  • Safety knowledge
  • Professional image

Responsibilities

  • Help maintain cleanliness of the facility and grounds
  • Clean/restore recently vacated apartment homes
  • Advise the Maintenance Supervisor of maintenance problems and solutions
  • Ensure all work orders are completed in a timely fashion
  • Provide same day services on work orders
  • Walk the community daily documenting needed repairs
  • Knowledge of all utility cut offs
  • Daily communication with the Maintenance Supervisor to discuss progress, follow-up, or complications regarding maintenance activities
  • Produce 5 day turns on vacant units
  • Assume emergency on-call duty status as scheduled
  • Assist in maintaining the maintenance shop/advise the Maintenance Supervisor as to stock levels of supplies and equipment
  • Provide superior customer service/ensure the highest of quality customer satisfaction

  • Other duties as delegated
