The Maintenance Technician role involves assisting in the maintenance and operation of mechanical, electrical, and other building-related equipment. The position requires ensuring high standards of customer service and professionalism at all times.

Requirements

  • Minimum of 3 years work experience in HVAC mechanical concepts, in addition to basic electrical, and basic plumbing.
  • Evidence of mechanical aptitude.
  • Excellent customer service skills.
  • Good verbal, written communication and computer related skills.
  • Valid driver’s license and satisfactory driving record.
  • Working knowledge of hand and power tool operation and safety.
  • Ability to lift 50 to 100 pounds.
  • Ability to climb ladders.
  • Ability to pass a drug screen and a criminal background check.
  • Self-starter, motivated, team player with the ability to prioritize work.
  • Demonstrated willingness and ability to work independently and productively and to accept direction.
  • Highly organized and excellent record keeping abilities.
  • High school diploma or equivalent level of education.
  • Applicants must be currently authorized to work in the United States on a full-time basis.

Responsibilities

  • Competently handle routine tenant comfort calls.
  • Perform most PM functions with little or no direct supervision.
  • Be conversant at a general level with building automation controls.
  • Understand and operate most building life safety systems.
  • Perform routine repairs unsupervised.
  • Assist with minor electrical repairs.
  • Assist with customer equipment, furniture and box moves.
  • Assist in routine monitoring of service contractors.
  • Minor plumbing repairs, general building manager duties as needed (lighting, ceiling tiles, handyman etc).
  • Have a basic working knowledge of refrigeration and air-conditioning principals.
  • Be able to identify and communicate items of technical concern to their supervisor.
  • Demonstrate initiative to attend formal technical training and improve skill set.
  • Respond to emergency calls after hours on a rotating basis.
  • Coordinate and escort vendor partners visits.
  • Monitor, Track and Record work related activity and requests in Computerized Maintenance Management System.
  • Promote and maintain a safe work environment.
  • Perform other duties as required.
