About The Position

This position is responsible for assisting other maintenance personnel in preventative maintenance and repair assignments. Duties include retrieving tools, parts, and supplies, cleaning work areas, and performing checks, troubleshooting, and repairs of various systems such as appliances, air conditioners, heaters, electrical, mechanical, and plumbing systems in utility and construction type facilities. The technician will also assist other maintenance personnel, determine material and equipment requirements from specifications, select efficient work procedures, and perform general building maintenance tasks like repairing or replacing floors, ceilings, sills, joists, rafters, siding, roofing, stairways, doors, door hardware, windows, screens, glass, plaster/drywall, concrete, and masonry. The role also involves sharpening, cleaning, storing, lubricating, adjusting, and repairing tools and equipment, maintaining piping systems and fixtures, examining and repairing electrical circuits, painting, diagnosing and repairing major appliances, applying chemicals as instructed, maintaining accurate records and logs, and managing pools including chemicals, circulation/filtration, safety equipment, and rules. Daily trash and debris pickup is also required, along with other assigned duties.

Requirements

High school diploma or general education degree (GED), or one to three months related experience and/or training, or equivalent combination of education and experience.
Technical training in one or more trades.
HVAC certification, Types 1 and 2.
Possession of valid Virginia Driver’s License and proof of insurance.
Computer skills: Microsoft Office Suite.
Computer skills: Payroll Systems.
Computer skills: Project Management Software.
Must possess mechanical aptitude.
Must follow safety rules and regulations according to established OSHA and Artcraft Management, Inc. guidelines.
Thorough understanding of how to operate hand tools, power tools and equipment.

Responsibilities

Retrieves tools, parts and supplies.
Cleans assigned work areas.
Checks, troubleshoots, and makes repairs of appliances, air conditioners, heaters, electrical and mechanical, plumbing systems installed in, or pertinent to utility and construction type facilities.
Assists maintenance personnel in completion of maintenance and repair duties, clean up assigned work areas.
Determines from blueprints, drawings, plans, sketches, and other specifications or from personal knowledge, type, and quantities of material and equipment required.
Selects and facilitates efficient work procedures.
Repairs or replaces floors, ceilings, sills, joists, rafters, siding, roofing, stairways, doors, door hardware, windows, screens and glass, and other general building maintenance items.
Sharpens, cleans, stores, lubricates, adjusts, and performs repairs on tools and equipment.
Has a thorough understanding of how to operate hand tools, power tools and equipment.
Must be able to follow procedures for maintaining equipment used on the job.
Repairs and replaces piping systems and fixtures, including but not limited to unclogging drains toilets, and other fixtures.
Examines and repairs electrical circuits and components.
Repairs damaged plaster/drywall surfaces of walls and ceilings matching existing surfaces.
Repairs damaged concrete and other masonry defects.
Repairs and paints required areas.
Examines, diagnoses, and repairs all components of major appliances.
Diagnoses and evaluates problem, applies chemicals as instructed by chemical manufacturer, using proper safety and application equipment.
Maintains accurate records and logs.
Maintains pools, including chemicals, circulation/filtration system, safety equipment and rules and regulations according to established guidelines.
Picks up trash and debris on a daily basis as needed.
Performs other related duties as assigned by management.
