The Maintenance Technician is responsible for establishing and maintaining positive, productive relationships with industry professionals, suppliers, vendors, outside contractors, residents, and site employees, ensuring consistent application of Community Policies. Key duties include ensuring 100% compliance with OSHA and related agency guidelines, regularly inspecting the property for safety hazards and needed repairs, and reporting findings to the Maintenance Supervisor. The technician will complete all maintenance service requests from residents, coordinate preventative maintenance, communicate supply needs, report property issues and potential liabilities to management, and handle community emergencies according to company policies. The role also requires familiarity with relevant laws and agency regulations, including fair housing and landlord-tenant relationships, and assisting with special projects and administrative tasks as directed by management. The technician must report vandalism and suspicious behavior and be available for after-hours emergency calls.
